Terms of Sale

The lot is sold by incremented bids in an online auction organised on the website www.huutokaupat.com. Participation requires registration. The bidding period ends on 14 June 2026 at 18:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the operation of the service provider's system. The highest bid is the one the service provider's system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.


If it is not possible to submit purchase bids via Huutokaupat.com, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as a maximum bid in the automatic bidding system. The written offer must be signed and must state the bidder's contact details, the maximum amount of the offer and the Huutokaupat.com lot number to which the offer relates. The written purchase offer is binding and the same terms as in the online auction apply. The offer must be submitted no later than 11 June 2026 at 12:00 to the Enforcement Authority's Kajaani office, Lönnrotinkatu 2a, 87100 Kajaani (open Tuesdays and Thursdays 09:00–12:00) or by e‑mail to oulu.realisointi.uo@oikeus.fi.


The enforcement authority reserves the right to stop the sale or to extend the sale period.


Buyer's liability

Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may lead to the buyer's liability to compensate in accordance with Chapter 5, Section 25 of the Enforcement Code.


Payment terms

Deposit

The buyer must immediately pay a deposit equal to 20 per cent of the purchase price to the Enforcement Authority's official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the highest bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be regarded as the buyer.


Payment period

If required, up to six weeks' payment time may be granted for the remaining purchase price. Any payment period will be notified separately. If a payment period is granted, annual interest under Section 3(2) of the Interest Act shall be charged on the entire purchase price for the agreed payment period from the date of sale until the payment period ends.


If no payment period is granted, the purchase price must be paid immediately after the bid has been accepted.


If payment is not made within the specified time, the buyer must pay late interest on the whole purchase price in accordance with Section 4(1) of the Interest Act until the purchase price has been paid or a new sale has taken place.

The asset is foreclosed and is sold privately under the care of the enforcement officer in accordance with the applicable provisions of the Enforcement Code and its general auction conditions as appropriate.
