The object is sold by ascending bids in an online auction held on the website www.huutokaupat.com from 16 April 2026 to 7 May 2026. Participation in the auction requires registration. The deadline to submit bids ends on 7 May 2026 at 14:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the functionality of the service provider’s system.

The highest bid is the bid that the service provider’s system has accepted as highest.

The enforcement officer will decide separately whether to approve or reject the highest bid.

Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability to compensate under section 25 of chapter 5 of the Enforcement Code.

If it is not possible to submit a bid via Huutokaupat.com, a prospective buyer may submit a written purchase offer to the enforcement officer, which will be attached to the online auction as a maximum bid according to the automatic increment. The offer must be delivered in writing to the Enforcement Agency by 6 May 2026 at 12:00 to the address

A written offer is binding and is subject to the same conditions as the online auction. The written offer must be signed and must state the bidder’s contact details, the maximum amount of the offer and the object number in the Huutokaupat.com service to which the offer relates.

The enforcement authority reserves the right to end the sale or to extend the sale period.

The asset is seized and will be sold by the enforcement officer by free sale, observing where applicable the general auction terms laid down in the Enforcement Code.

Prospective buyers are advised to familiarise themselves thoroughly with the property on sale, the sales prospectus and the attached documents. The sales prospectus is indicative and is not a comprehensive description of the object for sale. Therefore, buyers should inspect the property before making an offer.

Transfer tax is 3% of the purchase price. The buyer is responsible for the costs of registration of title and the transfer tax. The buyer must apply for title to the property within six months of the date of the deed. The buyer must pay the transfer tax on their own initiative at the latest when applying for registration of title, unless the buyer is exempt from paying the transfer tax.
