Terms of Sale

The lot will be sold by ascending bids in an online auction on www.huutokaupat.com between 16 April and 11 May 2026. Participation in the auction requires registration. The deadline for placing bids ends on 11 May 2026 at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider’s system. The highest bid is the one the service provider’s system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.


Bids submitted in the online auction are binding. If a submitted bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may lead to the buyer’s liability to compensate under section 25, chapter 5 of the Enforcement Code.


If it is not possible to make purchase offers through the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as the maximum bid for the automatic incrementor. The written offer must be signed and must state the bidder’s contact details, the maximum amount of the offer and the Huutokaupat.com item number to which the offer relates. A written purchase offer is binding and is subject to the same terms as the online auction. The written offer must be submitted no later than 8 May 2026 at 10:00 to the Enforcement Authority’s Kouvola office, address Vuorikatu 1, 45100 Kouvola, or by e‑mail to kouvola.realisointi.uo@oikeus.fi.


The enforcement authority reserves the right to end the sale or to extend the sale period.


If the highest bid is accepted, the buyer must immediately pay a deposit of 20% of the purchase price into the Enforcement Authority’s official deposit account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the person whose bid was accepted. The highest bidder must indicate on whose behalf the bid was made; otherwise the highest bidder will be regarded as the buyer. Acceptance or rejection of a bid will always be notified separately.


If necessary, up to six weeks’ payment time may be granted for the remaining purchase price. The payment period will be notified separately. If a payment period is granted, annual interest will be charged on the whole purchase price in accordance with section 3(2) of the Interest Act for the agreed payment period from the date of sale until the end of the payment period. If no payment period is granted, the purchase price must be paid immediately after acceptance of the bid. If payment is not made within the specified time, the buyer must pay default interest on the whole purchase price in accordance with section 4(1) of the Interest Act until the purchase price is paid or a new sale is completed.


The property has been seized and is sold by the enforcement officer by free sale, observing, where applicable, the general auction terms set out in the Enforcement Code.


The sales brochure is indicative and is not a comprehensive description of the item for sale. The buyer must assess the condition of the building and any necessary repairs themselves, taking into account at least their own inspection observations. Therefore the property should be inspected. For example, the actual condition of the structures is not known. Buyers are advised to familiarise themselves thoroughly with the property, the sales brochure and the attached documents before making an offer.


The State has a right of pre‑emption in the sale of the property if acquisition is necessary for national defence, border control or border security, or for monitoring or safeguarding regional territorial integrity (Act on the State’s Right of Pre‑emption in Certain Areas 29 March 2019/469).


Persons from outside the EU and EEA may acquire real estate in Finland only if a permit is granted (Act on the Permit Requirement for Certain Acquisitions of Real Property 29 March 2019/470).
