Terms of Sale

The property is sold by competitive bidding on the internet auction site www.huutokaupat.com. Participation in the auction requires registration. The bidding deadline ends on 25 May 2026 at 18:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the service provider's system functionality. The highest bid is the bid that the service provider's system has accepted as the highest. The enforcement officer will decide separately whether to accept or reject the highest bid.


Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.


The enforcement authority reserves the right to stop the sale or extend the sale period.


The property has been seized and is sold privately by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.


Payment terms


The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the entire purchase price by bank transfer to the Enforcement Authority's official trust account. Once the payment appears on the trust account, the enforcement officer will make the sales decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.


Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20 per cent of the purchase price immediately.


Payment period: If necessary, a payment period of up to six weeks from the date of the sales decision may be granted for the remaining purchase price. In that case, annual interest is payable on the whole purchase price for the entire payment period from the date of sale until the payment period ends. If payment is not made within the granted payment period, annual default interest will thereafter be charged.


Buyer’s obligations and rights transferred


At the time the sales brochure was prepared, the site had an electricity connection with Kajave Oy and a water and wastewater connection with Kajaani Water. Connections will transfer to the buyer if they are still transferable when ownership of the property is transferred. However, the buyer must first pay any outstanding charges related to the connections to the service providers before the connections can be transferred into their name. According to a notice from Kajave Oy dated 27 March 2026, there were no outstanding invoices for the electricity connection. Outstanding charges for the water and wastewater connection amounted to €262.62 as at 27 March 2026. The buyer is also responsible for any costs arising from transferring the connection contracts. The amounts mentioned may change during the sales process and are not paid from the purchase price of the property.


Under the lease agreement, the new tenant is also liable for rent instalments, with interest, that the previous tenant has failed to pay, but not for a period longer than three (3) years. According to a notice from the City of Kajaani dated 30 March 2026, such rent receivables including interest and collection costs total €903.20.


In addition, the buyer is responsible for registering the leasehold in their name. See section 6.2 of the ground lease attached to the sales brochure.


The object is sold in an online auction with incremental bids on the website www.huutokaupat.com. The deadline for submitting purchase offers expires on 25 May 2026 at 18:00 (or three minutes after the last accepted purchase offer has been made).

A written bid is binding and is subject to the same conditions as in the online auction. The written bid must be signed and must state the bidder's contact details, the maximum bid amount and the number of the lot in the Huutokaupat.com service to which the bid relates.
