Terms of Sale

The object is sold by incrementing bids in an online auction held on the website www.huutokaupat.com. Participation requires registration. The bidding deadline ends on 28 April 2026 at 17:00 or three minutes after the last accepted bid.


If registration is not possible, a written purchase offer may be submitted. Written offers must arrive by post or email to the Enforcement Authority no later than 24 April 2026 at 12:00. A written offer must state the bidder's name, personal identity number / business ID and contact details, and the sales object. Payment terms

The buyer must immediately pay the full purchase price into the Enforcement Authority's official deposit account. Payment by credit card is not possible. The maker of the highest bid must state on whose behalf the bid was made; otherwise the maker of the highest bid will be considered the buyer.


If payment is not made within the specified time, the buyer must pay default interest in accordance with section 4(1) of the Interest Act on the whole purchase price until it is paid or a new sale takes place. The current default interest rate is 9.50%.


Buyer's personal liability for previous owner's unpaid charges

Under the Housing Companies Act, the new owner of the share is jointly liable with the previous owner for the previous owner's unpaid housing company charges and user fees. The new owner's liability is limited to the amount equal to the sum of the housing charges and fees for the month in which ownership transferred and the five months immediately preceding it.

In eviction proceedings the buyer may be authorised to dispose of low-value and worthless movable items as they wish. The buyer must be prepared to bear possible costs of eviction enforcement. In practice, if movable property remains in the premises, cleaning and disposal will be at the buyer's expense.


Because the object has a tenant, enforcement assistance cannot be given until the buyer has demonstrably terminated the tenancy or cancelled the lease. After termination or cancellation the buyer can request enforcement assistance directly from the enforcement officer; the buyer does not need a separate eviction judgment against the tenant. The enforcement officer may grant assistance only when the termination or cancellation is based on the enforcement acquisition. The buyer must show the enforcement officer that the termination or cancellation was carried out in accordance with the time limits and other provisions of the Residential Leases Act.


The apartment is leased under a residential lease from 3 April 2024. The sale does not automatically terminate the tenancy.
