Historic building in an area zoned for residential, commercial and office use
The Municipality of Nurmijärvi is selling by public auction the property 543-2-28-9, with an area of 1,492 m². The property forms AL/s zoned plot 9 in block 2028 of the Nurmijärvi Kirkonkylä town plan, at Krannilanpolku 4, 01900 Nurmijärvi.
The property includes a protected building completed in 1936, originally built as an electricity works office and manager’s residence. The zoning allows combining residential and commercial uses under the same roof. The building is estimated to have approximately 220–270 m² of floor area, plus basement spaces. The premises most recently housed a child health clinic. The building was vacated and set to frost-protection heating in April 2019.
The building has direct electric heating and two open fireplaces, the condition of which is unknown.
Water and electricity connections
The property is not currently connected to the municipal sewage and water networks. The buyer must connect at their own cost. According to the water utility’s tariff, connection works for a 40 mm water pipe to the existing water mains cost €1,627.11 (incl. VAT 25.5%) and a 110 mm sewer connection in conjunction with the water connection €170.68 (incl. VAT 25.5%). Excavation, permits and construction works and their costs are the buyer’s responsibility.
When connecting to the stormwater network, the connection fee for properties under 280 k-m² is €856.11 (incl. VAT 25.5%) and the 110 mm sewer connection to an existing manhole €170.68 (incl. VAT 25.5%).
The electricity connection will be transferred to the new owner after the sale. The site has a connection right of 3×125 A, but currently 3×63 A main fuses are in use.
Town plan and conservation
The property is located in an area zoned for residential, commercial and office buildings where the environment is to be preserved. The building, completed in 1936, is protected. The architecturally, historically and streetscape-significant building must not be demolished nor subject to repairs or alterations that change the architectural characteristics of the façades or roof.
The arrangement of openings in the façade must not be altered and the building must not be extended beyond its external envelope. Restorative changes are possible. When renovating the building, façade and roof materials, detailing and colours must be kept in a manner similar to the original and original building components, such as windows, must be preserved. If original components must be replaced for compelling reasons, this must be done in a manner appropriate to the architecture.
Plans affecting the protected building and its surrounding yard must be submitted for a statement from the museum authorities. There are trees in the yard that must be retained.
The town plan permits an outbuilding to be constructed in the yard.
Viewing the property
Viewings will be held on Friday 17/04/2026 12:00–14:00 and Tuesday 28/04/2026 15:00–17:00. The property’s yard area may also be viewed independently at other times.
The attic and basement are dimly lit; it is advisable to bring a torch for inspection.
A condition survey of the property was carried out in 2019. In the building’s cupboard spaces, openings made during that inspection are still visible.
