The lot is sold by incremental bids in an online auction on www.huutokaupat.com from 19 March–8 April 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 8 April 2026 at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the operation of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.

Bids placed in the online auction are binding.

If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment time. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

If registration is not possible, a written purchase offer may be submitted for the lot. A written offer must be delivered by post or e‑mail so that it reaches the Enforcement Authority no later than 1 April 2026 at 16:15. The e‑mail address is oulu.realisointi.uo@oikeus.fi and the postal address is Ulosottolaitos, Oulu office, Torikatu 34–40, 90100 Oulu. A written offer must state the bidder’s name, personal ID/business ID and contact details, and the sales lot. A written offer will be entered in the online auction as a maximum bid.

The enforcement authority reserves the right to end the sale or extend the sale period.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted.

If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s official account FI93 8129 9710 0163 61. When paying to the official account, use reference RF35 3560 0002 2942 34. Once the payment appears on the Enforcement Authority’s account, the enforcement officer will make the sale decision, which will be delivered to the parties and the buyer. The purchase price cannot be paid by credit card.

Deposit

If the full purchase price is not paid immediately, the buyer must nevertheless pay a deposit of 20 percent of the purchase price immediately.

Payment period

A payment period for the remainder of the purchase price may be granted if necessary, but in any case for no more than six weeks from the sale decision. In that case, annual interest on the full purchase price will be charged for the whole payment period in accordance with Section 3(2) of the Interest Act from the date of sale until the end of the payment period. The reference rate determined semi‑annually under Section 12 of the Interest Act is currently 2.50%. If payment is not made within the specified time, statutory default interest under Section 4(1) of the Interest Act will be charged thereafter. The current default interest rate is 9.50% per annum.

Buyer’s responsibilities and rights transferred and receivables related to the sold property

Liability for share of company loan:

The buyer is responsible to the housing company for the share of the company loan relating to the flat. According to the manager’s certificate dated 19 December 2025, the share of the company loan relating to the flat was €1,889.55 as of 19 December 2025. The loan share has since been reduced by €130.00 per month (the corresponding amount has been transferred to arrears of charges). The loan share is intended to be repaid monthly with the finance charge (capital charge €130.00 per month). If the buyer wishes to repay the loan share in full at once, they must agree separately with the housing company after obtaining ownership of the property.

Taking possession of a flat in the housing company’s control and liability for unpaid charges in relation to the current owner of the share:

By decision of the general meeting on 23 June 2025, the flat has been decided to be taken into the housing company’s control because of unpaid charges for up to three years. The buyer will receive possession of the share flat from the housing company only after they have paid the housing company all unpaid charges relating to the flat, user fees and the costs of taking the flat into control. According to the manager’s statement dated 19 December 2025, unpaid charges, user fees and control costs relating to the flat totalled €6,338.85 as of 19 December 2025. New service and finance charges and water charges have since fallen due totalling €470.00 per month.

Liability for new charges:

Under the Housing Companies Act, the new owner is liable for new charges from the date of transfer of ownership.

The property has been seized and is sold by private sale conducted by the enforcement officer in accordance, where applicable, with the general auction terms laid down in the Enforcement Code.

Appeals

An enforcement appeal against the sale and actions related to or preceding the sale must be made within three weeks from the date of the sale. Appeal instructions are attached to the sale decision.

A written bid is binding and the same terms as in the online auction apply. The written bid must be signed and must state the bidder’s contact details, the bid’s maximum amount and the lot number in the Huutokaupat.com service to which the bid applies.

The property has been seized and is sold privately by the enforcement officer in accordance with Section 76 of Chapter 5 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.
