The property will be sold by incremental bids in an online auction hosted on www.huutokaupat.com. Participation requires registration. The deadline for submitting bids is 13 April 2026 at 18:00, or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider's system. The highest bid is the one accepted as highest by the provider's system. The enforcement officer will separately decide whether to accept or reject the highest bid.

Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under section 25 of chapter 5 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or to extend the sales period.

The property has been seized and will be sold privately by the enforcement officer, in accordance with the applicable general auction terms under the Enforcement Code.

Payment terms

The enforcement officer will notify the highest bidder whether their bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority's official account. The sale will be confirmed once the payment is visible on the official account. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must immediately pay a deposit of 20% of the purchase price.

Payment period: If necessary, a payment period of up to six weeks from the date of the sales decision may be granted for the remaining purchase price. In that case, annual interest is payable on the entire purchase price for the whole payment period from the date of sale until the end of the payment period. If payment is not made within the granted period, statutory late interest will then apply.

Liabilities and receivables transferred to the buyer and amounts related to the sold property

The sale conditionally includes the electricity and water connections. To have the connections transferred to their name, the buyer must pay Oulun Energia Sähköverkko Oy and Oulun Vesi any receivables that may be charged to the connections. As of 23 February 2026 there were outstanding receivables related to the electricity connection totalling €245.76. The cost of a new electricity connection would be €3,700. According to information received on 24 February 2026, receivables related to the water connection amounted to €487.87 plus late interest.

In addition, the buyer is responsible for any charges arising from transferring connection agreements.

If it is not possible to place a bid via the Huutokaupat.com service, a prospective buyer may submit a written bid to the enforcement officer. The bid will be entered into the online auction as a maximum bid according to the automatic bidding system. The bid must be submitted in writing to the Enforcement Authority no later than 8 April 2026 at 16:15 to the address: Utsökningsverket / Oulu branch, Torikatu 34 - 40, 90100 Oulu, or to oulu.realisointi.uo@oikeus.fi. A written bid is binding and is subject to the same conditions as the online auction. The written bid must be signed and must state the bidder's contact details, the maximum bid amount and the number of the lot on Huutokaupat.com to which the bid relates.
