Sale of the entire share capital of a newly established real estate limited company. Kiinteistöosakeyhtiö Lohtajan Kurki Oy, which owns the property with its buildings. If the buyer prefers, the property can also be sold without the company.

The company is fully established and debt-free.

A versatile property right in the centre of Lohtaja. Within walking distance of the school, local shop (Sale), pizzeria/restaurant, pharmacy, health centre, library, café/lunch spot, sports hall, bus stop and other services. Suitable as a care home or supported housing (the whole property can be leased to a care operator or run by the buyer). With a change of use it could also be converted to accommodation. One option alongside long-term lettings is to use empty flats for holiday lets in summer, or to rent out long-term fully furnished. In late summer there is strong demand from students for winter accommodation. Ohtakari attracts many visitors in summer. In January all 16 flats were still let; currently 9 flats are let and one storage unit.

Upon sale the seller will terminate all tenancy agreements or transfer them to the buyer, if the buyer so wishes. Some tenants have a six-month notice period (tenancies over one year) and others a three-month notice period (tenancies under one year).

Two flats suffered water damage in late 2024; both were repaired afterwards. One of these flats requires renovation again because a tenant kept dogs in the property from April 2025 to February 2026 and they caused damage. The other flats are habitable and in satisfactory condition as shown in the photos.

The main building sits on its own 4,255 m² plot and contains 16 apartments, each with its own kitchen and bathroom/WC. The gross floor area is 1,278 m², of which heated space is 1,186 m² and unheated 92 m². Accessibility for mobility‑impaired residents has been particularly considered in the apartments.

In addition to the apartments there is a large kitchen and food store, 2 rooms previously used as guest rooms, 3 units suitable for commercial use with their own staff facilities (e.g. offices), 2 small communal areas along the corridors and a large hall with equipment storage. The main building has one large sauna with shower facilities and a laundry room. The yard has three outbuildings: two newer ones with a total of 16 storage units with private entrances and an older storage building.

Chattels are not sold in the auction, but the seller may leave some items in the buildings and these will transfer to the buyer. The amount and condition of chattels will be clarified during the viewing.
