For sale: the entire share capital of a ready and recently formed property company. Kiinteistöosakeyhtiö Lohtajan Kurki Oy, which owns the property including its buildings. Alternatively, if the buyer prefers, the property can be sold without the company.

The company has been established and is debt-free.

Property with many possibilities right in Lohtaja centre. Within walking distance of the school, local shop (Sale), pizzeria/restaurant, pharmacy, health centre, library, café/lunch spot, sports hall and bus stop. Suitable as a care home or supported housing (can be rented whole to a care operator or operated privately). With a change of use it could serve as accommodation. One option alongside long-term leasing is to use empty flats for summer accommodation or for long-term furnished rentals. Late summer there is high student demand for winter accommodation. Ohtakari attracts many visitors in summer. In January all 16 flats were still let; at present 9 flats are let and one storage unit. Upon sale the seller will terminate all tenancy agreements or transfer them to the buyer if the buyer wishes. Some residents who have been tenants for more than a year have a six‑month notice period; those under a year have a three‑month notice period.

Two flats suffered water damage in late 2024 and were subsequently repaired. One of these now requires renovation again because the tenant kept dogs inside from Apr 2025–Feb 2026 and the flat was damaged. The other flats are habitable and in satisfactory condition as shown in the photos.

The main building on the property’s own 4,255 m² plot contains 16 flats, each with its own kitchen and bathroom/WC. Gross floor area is 1,278 m², of which heated space is 1,186 m² and cold space 92 m². Accessibility for people with reduced mobility has been specifically considered in the flats.

In addition to the flats there is a large kitchen and food store, 2 rooms previously used as guest rooms, 3 units suitable for commercial use with their own sanitary facilities (e.g. offices), 2 small communal rooms along the corridors and a large hall with equipment storage. The main building has one large sauna and shower room and a laundry. The yard has 3 outbuildings, 2 newer ones containing a total of 16 storage units with their own entrances and an older storage building.

The auction does not include loose contents, but the seller may leave some items in the buildings and these will transfer to the buyer. The amount and condition of such items will be shown at the viewing.

The property has mechanical ventilation with glycol heat recovery, installed during the 2000 refurbishment and extension. The filters were changed in summer 2025.

The building is heated mainly by water‑circulated underfloor heating and by a liquid‑circulated radiator on the ventilation unit. Two vestibules have water‑circulated recirculation units. There are also a few water radiators in the common areas. Heat is produced by a 2,000‑litre Akvatermi electric boiler with electric elements. The building can be connected to Lohtaja district heating via the nearby school’s Pro Pellet Oy boiler plant; a plan for connection is ready. Another option is an air‑to‑water heat pump or a ground‑source heat pump to support the current electric boiler. Large communal areas and corridors could be fitted with air‑source heat pumps.

Electricity consumption has been 197,000–230,000 kWh per year, including heating, hot water heating and all electricity use. The current fixed‑price electricity contract for the sale of electricity is €62.31/MWh, VAT 0%. Each flat has its own electrical distribution board with automatic fuses.

The building was equipped with an automatic fire alarm system in the 2000 refurbishment and the Schneider Esmi control panel was renewed in 2016. The fire alarm was serviced in June 2025 and verification inspected in July 2025. Fire extinguishers were inspected in June 2025 and a fire safety inspection was carried out in August 2025. If the use is changed from a care home to terraced housing, the fire alarm system can be replaced with smoke detectors.

The building has battery‑backed emergency exit lighting; some fittings and batteries have been renewed over the years.

There is an automation control sub‑centre that controls HVAC equipment, door locks and lighting.

The property’s tax assessment value for the buildings in permanent residential use in 2025 was €706,230 (this is the tax assessment value, not property tax). Property tax for 2025 was €4,260.47.

As an example in Lohtaja: a 4,902 m² plot with 735 m² building rights has a public price without connections of €35,882.

The sale transfers mortgage deeds totalling €629,476 to the buyer, which can be used as loan collateral. The deeds are free, not pledged to a bank. The buyer also receives electricity, water and sewer connections with no outstanding charges.
