Seized property with buildings in Suomussalmi, Suomussalmi

The property is sold by incremental bids in an online auction on the website www.huutokaupat.com. Participation requires registration. The deadline for submitting bids expires on 14 April 2026 at 18:00, or three minutes after the last accepted bid.

If registration is not possible, a written purchase offer may be submitted. A written offer must be delivered by email or post so that it is received by the Enforcement Authority no later than 10 April 2026 at 12:00. The email address is oulu.realisointi.uo@oikeus.fi and the postal address is Ulosottolaitos, Kajaani office, Lönnrotinkatu 2 A, 4th floor, 87100 Kajaani (open Tue and Thu 09:00–12:00). The written offer must state the bidder's name, personal ID/business ID and contact details. A written offer will be entered into the online auction as a maximum bid.

The Enforcement Authority is not responsible for the operation of the service provider's system. The highest bid is the one the service provider's system has accepted as highest. The enforcement officer decides separately whether to accept or reject the highest bid.

Bids submitted in the online auction are binding. If an accepted bid is approved, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to terminate the sale or extend the sale period.

The property is seized and will be sold by the enforcement officer through a private sale, observing, where applicable, the general auction terms laid down in the Enforcement Code.

Payment terms

The buyer must immediately pay the full purchase price into the Enforcement Authority's official account. The purchase price cannot be paid by credit card. The Enforcement Authority will contact the highest bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be considered the buyer.

If payment is not made within the specified time, the buyer shall pay default interest on the entire purchase price in accordance with section 4, subsection 1 of the Interest Act, until the purchase price has been paid or a new sale has been held.

Buyer’s liabilities

When ownership of the property is transferred, the buyer must pay the transfer tax (stamp duty) on their own initiative when applying for title and at the latest within six months of the conclusion of the sales contract. The buyer is responsible for the costs of registration and the transfer tax. The transfer tax is 3% of the purchase price.

The property's electricity connection has been removed, so the new owner must enter into a connection agreement and pay the connection fee. According to information from Kajave Oy, a new connection costs €6,280.

If it is not possible to place bids via the Huutokaupat.com service, a prospective buyer may submit a written bid to the enforcement officer. The bid will be entered into the online auction as a maximum bid by the automatic bidding system. The bid must be submitted in writing to the Enforcement Authority no later than 10 April 2026 at 12:00 at the address Utsökningsverket / Kajaani office, Lönnrotinkatu 2 A, 4th floor, 87100 Kajaani or by email to oulu.realisointi.uo@oikeus.fi. A written bid is binding and the same conditions apply as in the online auction. The written bid must be signed and must state the bidder's contact details, the maximum amount of the bid and the number of the object in the Huutokaupat.com service to which the bid relates.

The property is seized and sold privately by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the Enforcement Code's general auction terms.
