The Enforcement Authority is not responsible for the operation of the service provider's system. The highest bid is the bid the service provider's system has accepted as the highest. The enforcement officer decides separately whether to accept or reject the highest bid.

Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under section 25 of chapter 5 of the Enforcement Code.

If it is not possible to submit a purchase bid via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement officer, which will be attached to the online auction as a maximum bid according to the automatic bid increment. The offer must be submitted in writing to the Enforcement Authority/Realisation, Sairashuoneenkatu 2–4, 20100 Turku by no later than 10 April 2026 at 12:00.

A written purchase offer is binding and is subject to the same conditions as the online auction. The written offer must be signed and must state the bidder's contact details, the maximum amount of the offer and the object number in the Huutokaupat.com service to which the offer relates.

If it is not possible to submit bids via the Huutokaupat.com service, the buyer candidate may submit a written bid to the enforcement officer. The bid will be connected to the online auction as a maximum bid according to the automatic bid increment. The bid must be submitted in writing to the Enforcement Authority/Realisation, Lasarettsgatan 2–4, 20100 Åbo by no later than 10 April 2026 at 12:00.

A written bid is binding and the same conditions apply to it as to the online auction. The written bid must be signed and must state the bidder's contact details, the maximum bid amount and the number of the object in the Huutokaupat.com service to which the bid relates. The enforcement authority reserves the right to end the sale or extend the sale period.

The property is subject to enforcement and will be sold by the enforcement officer through a free sale procedure observing, as applicable, the general auction terms laid down in the Enforcement Code.

Prospective buyers are advised to familiarise themselves thoroughly with the property for sale, the sales brochure and the attached documents. The sales brochure is indicative and is not a comprehensive description of the property for sale.

Therefore, buyers should inspect the property before making an offer.

The transfer tax is 3% of the purchase price. The buyer is responsible for the costs of title registration and transfer tax. The buyer must apply for title registration within six months of the date of the deed. The buyer must pay the transfer tax on their own initiative no later than when applying for title registration, unless the buyer is exempt from paying transfer tax.

Transfer of ownership and delivery of the deed require that the purchase price, including any interest, has been paid and the sale has become final.

Appeals against the sale and actions related to or preceding the sale must be made within three weeks from the date of the sale. A notice of appeal is attached to the sale decision.
