The item for sale is a leasehold including buildings. The current owner's lease agreement with the City of Kankaanpää also covers other properties, so the auction winner / buyer undertakes to enter into a new lease agreement for the item with the City of Kankaanpää. Initial annual rent €391.95 and plot area approx. 2,507 m2.

Building permit drawings list the use as a residential building and an old people’s service house. In the DVV building records the use is Institutional services building. To use the property, for example, as a normal rented terraced house, a deviation permit and a change of building use must be applied for.

Contains 6 apartments; total apartment floor area 232 m2 and building floor area 267 m2. According to the drawings 5 units are 1 room + kitchenette + bathroom 35 m2 and 1 unit is 1 room + kitchenette + bathroom 48 m2, which totals 223 m2. The apartments are currently vacant. At least one apartment shows evidence of indoor smoking.

A property condition assessment for the building(s) was carried out on 1 December 2025, which the buyer/bidder must review before placing a bid. The building shows normal signs of wear; mainly surfaces and the living environment are in usable condition. No damage or moisture-related stains were observed in the internal structures. Items requiring maintenance are mainly superficial. Indoor air quality at the time of inspection was perceived as good and no unusual conditions were observed. No issues were found that would endanger health or safe living. It is important to carry out preventive repair and maintenance measures to keep repair and upkeep costs reasonable. It is recommended to establish the existence and extent/function of drainage. It is also recommended to direct rainwater away from the building walls using a stormwater system with gully drains.

The object is sold so that the seller retains no subsequent liabilities for the property after completion of the sale. No significant repairs have been carried out on the sale item and it requires extensive/substantial renovation. The buyer accepts that when dismantling structures and carrying out renovations unforeseen repair needs may be encountered, for which the seller is not responsible. Limitation of liability clauses will be added to the deed of sale.
