How to submit bids

The lot will be sold by incremental bidding in an online auction held on the www.huutokaupat.com website during the period 9 March–7 April 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 7 April 2026 at 15:00 or three minutes after the last accepted bid. The enforcement authority is not responsible for the operation of the service provider's system. The highest bid is the bid that the service provider's system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.

Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under section 25 of chapter 5 of the Enforcement Code.

If it is not possible to submit purchase bids via the huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as the maximum bid in accordance with the auction site's automatic bid incrementer. The written offer must be signed and must show the bidder's contact details, the maximum amount of the bid and the huutokaupat.com item number to which the offer relates. The written purchase offer is binding and the same terms apply as in the online auction. The offer must be submitted no later than 2 April 2026 at 12:00 to the mailbox in the lobby of the Enforcement Authority's Kotka office, address: Vuorikatu 5 C, 48100 Kotka, or by email to kouvola.realisointi.uo@oikeus.fi.

The enforcement authority reserves the right to end the sale or to extend the sale period.

Payment terms

Deposit

The buyer must immediately pay a deposit equal to 20% of the purchase price to the Enforcement Authority's official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder whose bid has been accepted as highest. The highest bidder must indicate on whose behalf the bid was made; otherwise the highest bidder will be considered the buyer.

Payment period

If necessary, a payment period of up to three weeks may be granted for the remaining purchase price and no later than 28 April 2026. Any payment period will be notified separately. If a payment period is used, annual interest will be payable on the entire purchase price in accordance with section 3(2) of the Interest Act for the whole agreed payment period from the date of sale until the end of the payment period.

If no payment period is granted, the purchase price must be paid immediately after acceptance of the bid.

If payment is not made within the specified time, the buyer must pay default interest on the whole purchase price in accordance with section 4(1) of the Interest Act until the purchase price has been paid or a new sale has been completed.

Other information

The property is seized and will be sold by free sale carried out by the enforcement officer, observing as applicable the general auction terms provided for in the Enforcement Code. The sales brochure is indicative and does not provide a comprehensive description of the lot for sale.

Buyers are urged to familiarise themselves thoroughly with the lot, the sales brochure and the attached documents before placing a bid.

The State has a right of pre-emption in purchases of real estate if acquisition is required for national defence, border control or border security, or to ensure regional integrity, supervision or protection (Act on the State's pre-emption right in certain areas 29 March 2019/469).

Persons from outside the EU and EEA may only acquire real estate in the territory of the State of Finland if a permit is granted (Act on the requirement for a permit for certain real estate acquisitions 29 March 2019/470).
