The Enforcement Authority is not responsible for the functionality of the service provider's system. The highest bid is the bid that the service provider's system has accepted as the highest. The enforcement officer will separately decide whether to accept or reject the highest bid.

Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to buyer liability under Chapter 5, section 25 of the Enforcement Code.

If it is not possible to submit a purchase offer via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement officer, which will be attached to the online auction as a maximum bid according to the automatic increment system. The offer must be delivered in writing to the Enforcement Authority no later than 2 April 2026 at 12:00 to the address

A written purchase offer is binding and is subject to the same terms as the online auction. The written offer must be signed and must state the bidder's contact details, the maximum offer and the Huutokaupat.com item number to which the offer relates.

The Enforcement Authority reserves the right to end the sale or to extend the sale period.

Existing pledges on the property to be sold will lapse and registered mortgages will remain in force. Electronic mortgage deeds will be transferred to the buyer or the buyer's designee.  

The property has been seized and is sold by the enforcement officer by free sale, following as applicable the general auction terms laid down in the Enforcement Code.

Prospective buyers are advised to familiarise themselves carefully with the lot for sale, the sales brochure and the attached documents.

Transfer tax is 3% of the purchase price.

An appeal against the sale and any action related to or preceding the sale must be lodged within three weeks from the date of sale. The appeal instructions are attached to the sales decision.

Payment terms:
Deposit The buyer must immediately pay a deposit equal to 20% of the purchase price to the Enforcement Authority's official account FI93 8129 9710 0163 61. When paying to the official account, use reference number RF3937600003184231. The deposit cannot be paid by credit card.  

Payment period If the highest bid is accepted, time to pay the remaining purchase price may be granted, if necessary, until 30 April 2026 at the latest. If no payment period is granted, the purchase price must be paid immediately after acceptance of the bid. If a payment period is used, annual interest on the full purchase price is payable under section 3(2) of the Interest Act for the whole payment period from the date of sale until the payment deadline. The reference interest rate determined semi‑annually under section 12 of the Interest Act is currently 2.50%. If payment has not been made by the deadline, i.e. no later than 30 April 2026, default interest under section 4(1) of the Interest Act (currently 9.50%) will be charged thereafter.
