Terms of Sale

The property will be sold by incremental bids on the online auction site www.huutokaupat.com. Participation in the auction requires registration. The deadline for submitting bids expires on 19 April 2026 at 18:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the operation of the service provider's system. The highest bid is the bid the service provider's system has accepted as the highest. The enforcement officer will decide separately whether to accept or reject the highest bid.


If it is not possible to submit a purchase bid via huutokaupat.com, a prospective buyer may submit a written purchase bid to the enforcement officer, which will be attached to the online auction as a maximum bid by the automatic bidder. The written bid must be delivered no later than 16 April 2026 at 14:00 either by post to the Enforcement Authority at PL 1, 00067 Enforcement Authority, or delivered to the Oulu office reception at Torikatu 34–40, 2nd floor, 90100 Oulu (open weekdays 08:00–16:15), or by e‑mail to oulu.realisointi.uo@oikeus.fi. The person submitting a written bid is responsible for ensuring the bid arrives by the deadline. A written bid is binding and is subject to the same terms as the online auction. The written bid must be signed and must state the bidder's contact details, the maximum bid amount and the Huutokaupat.com item number to which the bid relates.


Bids submitted in the online auction and in writing are binding. If an accepted bid is approved, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.


The enforcement authority reserves the right to end the sale or to extend the sale period.


Payment terms

Deposit

The buyer must immediately pay a deposit equal to 20% of the purchase price to the Enforcement Authority's official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the maker of the highest bid whose bid has been approved. The maker of the highest bid must state on whose behalf the bid was made. Otherwise, the maker of the highest bid is considered the buyer.


Payment period

A payment period of up to six weeks may be granted for the balance of the purchase price if necessary. The payment period must be agreed separately. If a payment period is used, annual interest will be charged on the entire purchase price in accordance with section 3(2) of the Interest Act for the agreed payment period from the date of sale until the end of the payment period.


If a payment period is not used, the purchase price must be paid immediately after acceptance of the bid.


If payment is not made within the specified time, the buyer must pay default interest on the entire purchase price in accordance with section 4(1) of the Interest Act until the purchase price is paid or a new sale has been completed.


Encumbrances

There is an electronic mortgage deed totalling EUR 150,000 (1 item) on the property. Pledge rights relating to the sold assets will lapse and the mortgage will remain in force. The electronic mortgage deed will be transferred to the buyer or the buyer's nominee unencumbered. The buyer will not assume the mortgage debt.


Utilities

In addition to the purchase price, the buyer must pay directly to the water and electricity companies any amounts the service provider requires as a condition for transferring the connection. The outstanding amounts identified at the time of preparing the sales prospectus are:

- Haapajärven Vesi Oy: outstanding amount EUR 157.35 (12 February 2026).

- Elenia Oy (electricity connection): outstanding electricity distribution debt currently EUR 157.35 (12 February 2026).


The amount of outstanding charges may increase or decrease by the time ownership is transferred. Outstanding charges are not paid from the purchase price. The buyer is responsible for any fees arising from the transfer of connection agreements.


Other information

The property is seized and will be sold privately under the care of the enforcement officer in compliance, where applicable, with the general auction terms set out in the Enforcement Code.


Prospective buyers are advised to familiarise themselves with the property, the sales brochure and the attached documents.


Transfer tax is 3% of the purchase price. The buyer is responsible for transfer tax.


The State has a pre‑emption right in the sale of the property if acquisition is necessary for national defence, border control or border security, or for ensuring or safeguarding territorial integrity (Act on the State's Pre‑emption Right in Certain Areas 29 March 2019/469).


Certain foreign persons defined by law may acquire real estate in the territory of the state of Finland only if permission is granted (Act on the Requirement for Permission for Certain Real Estate Acquisitions 29 March 2019/470).


Appeals
An enforcement appeal against the sale and any act related to or preceding the sale must be made within three weeks from the date of sale. An appeal instruction will be attached to the auction minutes.
