The property is sold in an online auction on the website www.huutokaupat.com during 19 March 2026–08 April 2026. Participation requires registration. The deadline for submitting bids ends on 8 April 2026 at 13:00 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the service provider’s system. The highest bid is the one that the service provider’s system has recorded as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or to extend the sales period.

The property is seized and sold under the enforcement officer’s arranged private sale in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.

Payment terms

The enforcement officer will notify the highest bidder whether the bid can be accepted. If the bid is accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s official account. The sale decision will be issued to the parties once the payment appears on the account. Payment by credit card is not possible.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If needed, up to six weeks’ payment time may be granted for the remaining purchase price from the sale decision. In that case annual interest is charged on the full purchase price for the whole payment period from the sale date to the payment deadline. The reference rate is currently 2.50%. If payment is not made within the granted period, annual default interest will be charged, currently 9.50%.

Buyer’s liabilities

On transfer of ownership of the property, the buyer must pay the transfer tax of three per cent on his/her own initiative before applying for title and at the latest within six months of making the contract. The buyer is responsible for title registration costs and the transfer tax.

The State has a pre-emption right to acquire the property where acquisition is necessary for national defence, border control or border security, or for ensuring territorial integrity (Act on the State’s Pre-emption Right in Certain Areas, 29.3.2019/469).

Foreign persons defined by law may acquire real estate in the territory of the State of Finland only if a permit for the acquisition is granted (Act on the State’s Pre-emption Right in Certain Areas, 29.3.2019/470).

If it is not possible to place bids via the Huutokaupat.com service, a prospective buyer may submit a written bid to the enforcement officer. The bid will be entered into the online auction as a maximum bid according to the automatic increment system. Written bids must be submitted in writing to the Enforcement Authority no later than 7 April 2026 at 12:00 to the address: Utsökningsverket / Kemi verksamhetsställe, Valtakatu 28, 4krs., 94100 Kemi. A written bid is binding and subject to the same terms as the online auction. The written bid must be signed and must state the bidder’s contact details, the bid’s maximum amount and the item number in the Huutokaupat.com service to which the bid applies.
