Terms of Sale

How to submit bids

The object is sold by incremental bids in an online auction on the website www.huutokaupat.com during the period 27 February–22 March 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 22 March 2026 at 18:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the operation of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.


Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.


If it is not possible to submit purchase bids via the Huutokaupat.com service, a prospective buyer may submit a written purchase bid to the enforcement authority, which will be attached to the online auction as a maximum bid according to the automatic increment. The written bid must be signed and must include the bidder’s contact details, the maximum bid amount and the Huutokaupat.com object number to which the bid relates. A written purchase bid is binding and is subject to the same conditions as bids in the online auction. The written offer must be submitted by 19 March 2026 at 12:00 to the Enforcement Authority, Oulu office, Torikatu 34–40, 90100 Oulu (open Mon–Fri 08:00–16:15), by e‑mail to oulu.realisointi.uo@oikeus.fi or by post to Enforcement Authority, PO Box 1, 00067 Ulosottolaitos.


The enforcement authority reserves the right to end the sale or extend the sale period.

Minimum acceptable bid

€3,950.00

The minimum acceptable bid includes enforcement costs and the sale fee. However, the enforcement officer must not accept the highest bid if, in the officer’s opinion, it is clearly below the market value of the asset in the locality. The minimum acceptable bid does not reflect the market value of the object and does not mean the object will necessarily be sold at that price.


Payment terms

Deposit

The buyer must immediately pay a deposit equal to 20% of the purchase price to the Enforcement Authority’s official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the highest bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be considered the buyer.


Payment period

If the highest bid is accepted, a payment period of up to six weeks may be granted for the remaining purchase price if necessary. If no payment period is used, the purchase price must be paid without delay after the acceptance of the bid. Use of a payment period must be agreed separately. If a payment period is used, annual interest in accordance with Section 3(2) of the Interest Act is payable on the whole purchase price for the agreed payment period from the sale date until the end of the payment period.


If no payment period is used, the purchase price must be paid without delay after the acceptance of the bid.


If payment is not made within the time specified, the buyer must pay default interest in accordance with Section 4(1) of the Interest Act on the whole purchase price until the purchase price is paid or a new sale is carried out.

The amount of the shareholder’s overdue and unpaid company maintenance charges and other payments is €54,177.58 (status on 11 December 2025), of which overdue unpaid maintenance charges and equivalent payments amount to €49,141.86.


The buyer must ensure fulfilment of the apartment’s obligations to the housing company that become the buyer’s responsibility. Bids in the online auction should take these matters into account. Under the Limited Liability Housing Companies Act the new owner is liable for new maintenance charges from the transfer of ownership.

Under Chapter 3, Section 6 of the Limited Liability Housing Companies Act, the new owner is liable for new maintenance charges from the transfer of ownership.


Loans of the housing company attributable to the unit

In addition to the cash purchase price, the buyer will assume a share of the company’s loans of €4,082.88 as of 11 December 2025. The company loan share attributable to the unit remains payable by the buyer and is not paid from the purchase price.


Transfer tax

The buyer is obliged to pay transfer tax of 1.5%. The tax is calculated on the total amount of the purchase price and the liabilities transferred to the buyer, according to the date of transfer of ownership.


Transfer of possession and ownership

The buyer will receive the right of possession under Chapter 5, Section 4 of the Enforcement Code when the purchase price has been paid in full, but must not use the property in a way that reduces its value before ownership of the shares has been transferred.


The buyer will receive ownership when the purchase price has been paid in full, proof of payment of transfer tax has been presented to the enforcement officer, the sales decision has become final and the enforcement officer has given the buyer the deed of sale.


After receiving the deed of sale the buyer must submit a transfer tax return and provide proof of this to the enforcement officer. Thereafter the enforcement officer will hand over the share certificate with transfer entries to the buyer or to a party nominated by the buyer (e.g. the buyer’s bank).
