The item is sold by incremental bids in an online auction on www.huutokaupat.com. Participation requires registration. The deadline for submitting bids ends on 1 April 2026 at 17:00 or three minutes after the last accepted bid.
If registration is not possible, a written purchase offer may be submitted. A written offer must be delivered by post or email so it arrives at the Enforcement Authority no later than 30 March 2026 at 12:00. A written offer will be recorded in the online auction as a maximum bid.
The Enforcement Authority is not responsible for the service provider’s system performance. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer decides separately whether to accept or reject the highest bid.
Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered price may lead to the buyer’s liability for compensation under Chapter 5, section 25 of the Enforcement Code.
The Enforcement Authority reserves the right to end the sale or to extend the sale period.
Payment terms
The buyer must immediately pay the full purchase price into the Enforcement Authority’s official escrow account. The purchase price cannot be paid by credit card. The Enforcement Authority will contact the maker of the highest accepted bid. The maker of the highest bid must state on whose behalf the bid was made; otherwise the maker of the highest bid will be deemed the buyer.
If payment is not made within the specified time, the buyer must pay interest on arrears on the full purchase price in accordance with section 4(1) of the Interest Act until the purchase price is paid or a new sale has been completed. The current rate of late payment interest is 9.50%.
Buyer’s personal liability for the previous owner’s unpaid charges
Under the Housing Companies Act, the new owner of a share is jointly liable with the previous owner for unpaid company charges and user fees. The new owner’s maximum liability equals the total amount of company charges and fees for the month in which ownership transferred and the five months immediately preceding that month.
According to the manager’s certificate dated 27 January 2026, the amount of overdue and unpaid company charges and other payments for the shareholder is €28.12 (status date 27 January 2026). The new owner’s liability for these overdue unpaid company charges and equivalent payments is €28.12.
The manager’s certificate dated 27 January 2026 states that the company has no loans and the flat has no loan shares.
The buyer must arrange for fulfilment of the flat-related obligations due to the housing company. Bids in the online auction should take these matters into account. The amount of arrears and equivalent charges may change during the sales procedure.
Transfer tax
The buyer is liable to pay transfer tax of 1.5%. The tax is calculated on the total of the purchase price and any liabilities transferred to the buyer, based on the date of transfer of ownership.
Vacating
If the debtor continues to occupy the sold premises or keeps property there, the buyer may request official assistance from the enforcement officer to carry out an eviction after the buyer has paid the purchase price. The eviction will follow, as applicable, the eviction provisions of the Enforcement Code. The move-out date will be set so that, without good reason, it is not earlier than one week and not later than two weeks from the date the move-out notice is served.
In the eviction procedure the buyer may be permitted to deal with low-value or worthless movable property as they wish. The buyer must be prepared to cover any costs arising from enforcing the eviction. In practice, if movable property is left at the property, cleaning and disposal of that property will be carried out at the buyer’s expense.
Because the property has a tenant, official assistance cannot be provided until the buyer has demonstrably terminated or rescinded the tenancy agreement. After termination or rescission the buyer may request assistance directly from the enforcement officer; the buyer does not need to obtain a separate eviction order against the tenant. The enforcement officer can only provide assistance when the termination or rescission of the tenancy is based on the enforcement acquisition. Before providing assistance, the buyer must also show the enforcement officer that the termination or rescission was served within the time limits and otherwise in accordance with the Act on Residential Leases.
The flat is let under a residential tenancy agreement from 3 April 2024. The sale does not automatically terminate the tenancy. If the buyer wishes to terminate the tenancy, they must do so in the prescribed manner. Under section 39 of the Act on Residential Leases the buyer must terminate the tenancy within one month of taking possession. Accordingly, the tenant is allowed to remain in place for six months counted from the last day of the month in which the purchase price and any buyer-liabilities have been fully paid and the termination has been served. The tenant’s notice period is one month.
Transfer of possession and title
The buyer receives possession of the sale item once the full purchase price and any liabilities transferred to the buyer have been paid. The buyer must not use the property in a way that reduces its value before receiving the deed. The buyer acquires title to the sale item upon receipt of the deed. The deed will be delivered when the sale is final and the full purchase price and transfer tax have been paid.
Registration of ownership
The housing company has transferred the share register to the apartment information system maintained by the National Land Survey of Finland. The buyer must apply to register ownership within two months of the deed date. The National Land Survey will cancel the paper share certificate at the same time ownership is registered. The buyer is responsible for registration costs.
Other information
The property has been attached in enforcement and is sold by the enforcement officer by private sale in accordance with Chapter 5, section 76 of the Enforcement Code and applicable general auction terms of the Enforcement Code.
