The property is sold by incrementing bids in an online auction organised on the website www.huutokaupat.com. Participation in the auction requires registration. The deadline for submitting bids ends on 8 April 2026 at 18:00 or three minutes after the last accepted bid.
The Enforcement Authority is not responsible for the functioning of the service provider's system. The highest bid is the one the service provider's system has accepted as highest. The enforcement officer will separately decide whether to accept or reject the highest bid.
Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment deadline. Failure to pay the offered purchase price may lead to the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.
The enforcement authority reserves the right to end the sale or extend the sale period.
The property has been seized and is sold privately under the supervision of the enforcement officer, following, where applicable, the general auction terms laid down in the Enforcement Code.
Payment terms
The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority's official account. Once the payment appears on the official account, the enforcement officer will make a sale decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.
Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20 per cent of the purchase price immediately.
Payment period: If necessary, a payment period of up to six weeks from the date of the sale decision may be granted for the remaining purchase price. In that case, annual interest is payable on the whole purchase price for the whole payment period from the date of sale until the end of the payment period. If payment is not made within the granted period, annual default interest will be charged thereafter.
Obligations and rights transferred to the buyer
At the time of preparing the sales brochure, the property has a district heating connection from Oulun Energia Oy, an electricity connection from Oulun Energia Sähköverkko Oy and a water and sewer connection from Oulun Vesi. The connections transfer to the buyer if they are still transferable when ownership of the sales object transfers. Transfer of the connections requires payment of any outstanding charges related to the connections to the service providers.
Outstanding amounts:
- district heating connection: €2,964.09 as of 10 March 2026
- electricity connection: €40.92 as of 10 March 2026
- water and sewer connection: €690.05 as of 9 March 2026.
The amounts of connection receivables may change during the sales procedure and they are not paid from the purchase price. The buyer is also responsible for any costs arising from transferring the connection agreements.
Under the lease agreement, a new tenant is also obliged to pay rent instalments with default interest that the previous tenant has left unpaid, but not for a period longer than three years. According to the City of Oulu's notification, land rent receivables related to the leasehold amounted to €5,359.06 as of 9 March 2026.
In addition, the buyer is responsible for registering the leasehold in their name.

The bid will be entered into the online auction as a maximum bid according to the incrementing mechanism. The bid must be submitted in writing to the Enforcement Authority no later than 1 April 2026 at 16:15 to the address Utsökningsverket / Uleåborg verksamhetsställe, Torikatu 34 - 40, 90100 Uleåborg or oulu.realisointi.uo@oikeus.fi. A written bid is binding and the same terms as in the online auction apply. The written bid must be signed and must include the bidder's contact details, the maximum bid amount and the number of the object in the Huutokaupat.com service to which the bid relates.
