Terms of Sale

The object is sold by successive bids in an online auction on the website www.huutokaupat.com. Participation in the auction requires registration. The bidding period ends on 25 March 2026 at 18:00 or three minutes after the last accepted bid.


If registration is not possible, a written purchase offer may be submitted. A written offer must be delivered by post or email so that it reaches the Enforcement Authority no later than 23 March 2026 at 16:15. Email: oulu.realisointi.uo@oikeus.fi. Postal address: Enforcement Authority, Oulu office, Torikatu 34–40, 90100 Oulu (open Mon–Fri 08:00–16:15). A written offer must state the bidder's name, personal identity number / business ID and contact details, and the sales object. A written offer will be entered into the online auction as a maximum bid.


The Enforcement Authority does not guarantee the service provider's system functionality. The highest bid is the one the service provider's system has accepted as highest. The enforcement officer decides separately whether to accept or reject the highest bid.


Bids made in the online auction are binding. If an accepted bid is approved, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered price may lead to the buyer's compensation liability under Chapter 5, Section 25 of the Enforcement Code.


The Enforcement Authority reserves the right to end the sale or extend the sale period.


Payment terms

Deposit

The buyer must immediately pay a deposit equal to 20% of the purchase price to the Enforcement Authority's official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the highest bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder is considered the buyer.


Payment period

A payment period of up to six weeks may be granted for the remaining purchase price. Any payment period must be agreed separately. If a payment period is used, annual interest will be charged on the entire purchase price in accordance with Section 3(2) of the Interest Act for the whole agreed payment period from the date of sale to the end of the payment period.


If no payment period is granted, the purchase price must be paid immediately after the bid is accepted.


If payment is not made within the specified time, the buyer must pay default interest on the entire purchase price in accordance with Section 4(1) of the Interest Act until the purchase price is paid or a new sale is completed. The current default interest rate is 9.50%.


Obligations and rights transferred to the buyer

Buyer's personal liability for the previous owner's unpaid charges and defaults


Liability for company loan shares: There is no loan liability attached to the share.


Liability for new charges: Under Section 6 of Chapter 3 of the Housing Companies Act, the new owner is liable for new charges from the date of transfer of ownership.


Liability for unpaid company charges and taking the apartment into possession:

Under the Housing Companies Act, the buyer is jointly liable with the previous owner for the housing company's unpaid charges and use fees, but only up to the amount equal to the sum of company charges for the month in which ownership transfers and the five preceding months.


Because the company has decided to take the apartment into the company's possession, the buyer must pay to terminate the taking of possession all claims the company would be entitled to collect from the apartment's rent on the basis of that taking of possession. The amount of such claims is stated as €4,771.83 (21 January 2026). The amount may increase during the sales process by at least the monthly maintenance charge. These housing company claims must be paid by the buyer in addition to the highest auction bid directly to the housing company and are not paid from the purchase price.


Transfer tax

The buyer is obliged to pay transfer tax of 1.5%. The tax is calculated on the total of the purchase price and the obligations transferred to the buyer on the date of transfer of ownership.


Transfer of possession and title

The buyer receives possession of the object when the entire purchase price and any obligations to be borne by the buyer have been paid so that the housing company decides on taking the apartment into its possession. The buyer must not use the property in a way that reduces its value before receiving the deed. The buyer obtains title to the object upon receipt of the deed. The deed will be handed over when the sale is legally final and the full purchase price and transfer tax have been paid.
