The lot is sold by incremental bids in an online auction on the website www.huutokaupat.com between 20 March and 8 April 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 8 April 2026 at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the service provider’s system performance. The highest bid is the bid that the service provider’s system has accepted as highest. The enforcement officer will decide separately whether to approve or reject the highest bid.

Bids made in the online auction are binding.

If a bid is approved, the bidder must pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation pursuant to Chapter 5, Section 25 of the Enforcement Code.

If registration is not possible, a written purchase offer may be submitted for the lot. A written offer must be delivered by post or e‑mail so that it is received by the Enforcement Authority no later than 1 April 2026 at 16:15. The e‑mail address is oulu.realisointi.uo@oikeus.fi and the postal address is Ulosottolaitos, Oulu Office, Torikatu 34–40, 90100 Oulu. The written offer must state the bidder’s name, personal identity number / business ID and contact details, and the sale item. A written offer will be entered into the online auction as a maximum bid.

The enforcement authority reserves the right to end the sale or to extend the sale period.

Payment terms

The enforcement officer will inform the highest bidder whether the bid can be approved.

If the bid can be approved, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s official escrow account FI93 8129 9710 0163 61. When paying to the escrow account, the reference RF52 3560 0000 6092 32 must be used. Once the payment appears on the Enforcement Authority’s escrow account, the enforcement officer will make the sale decision, which will be delivered to the parties and the buyer. The purchase price cannot be paid by credit card.

Deposit

If the full purchase price is not paid immediately, the buyer must immediately pay a deposit equal to 20% of the purchase price.

Payment period

An extension for payment of the remaining purchase price may be granted if necessary, but in any case for no more than six weeks from the sale decision. In that case interest at the annual rate specified in Section 3(2) of the Interest Act is payable on the whole purchase price for the entire payment period from the sale date until the payment period ends. This reference rate, determined semi‑annually under Section 12 of the Interest Act, is currently 2.50%. If payment is not made within the specified time, statutory late payment interest under Section 4(1) of the Interest Act will be charged thereafter. The late payment interest rate is currently 9.50%.

Buyer’s liabilities and rights transferred and claims related to the sold property

Liability for the company loan share:

According to the manager’s certificate dated 27 February 2026, there is no company loan share attached to the apartment.

Liability for unpaid service charges towards the housing company:
Under the Housing Companies Act the buyer is liable to the housing company for the previous owner’s unpaid service charges and user fees, but only up to an amount equal to the total service charges for the month in which ownership transfers and the five months immediately preceding it. See also below the section “Acquiring control of an apartment under the housing company’s administration and liability for unpaid service charges in relation to the current owner of the share”.

By decision of the general meeting on 27 January 2025 the apartment was decided to be taken into the housing company’s administration due to unpaid charges for a maximum of three years. The apartment was taken into administration on 22 October 2025, when the administration period began. The buyer will receive control of the share apartment from the housing company only when they have paid the apartment’s charges, user fees and administration costs. According to the manager’s certificate dated 27 February 2026, unpaid charges and user fees totalling €4,343.95 had been recorded for the apartment as of 5 February 2026. In addition, the manager has previously reported administration costs of €542.11 on 24 December 2025 and electricity costs paid by the housing company for the apartment of €854.44 on 30 November 2025. The buyer is expected to pay all unpaid charges, user fees and administration costs for the apartment to the housing company when the buyer has acquired ownership of the lot. In the relationship between the buyer and the current owner of the share, the buyer is liable to the housing company for these arrears.

Liability for new charges:

Under the Housing Companies Act, the new owner is liable for new charges from the moment ownership transfers.

The property has been seized and is sold by private sale arranged by the enforcement officer, observing, where applicable, the general auction terms laid down in the Enforcement Code.

Appeals
