Bids made in the online auction are binding. If a submitted bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer’s liability for damages under Chapter 5, Section 25 of the Enforcement Code.
If it is not possible to submit a purchase offer via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement officer, which will be included in the online auction as a maximum bid according to the automatic increment. However, the enforcement officer may not accept the highest bid if, in the officer’s assessment, the bid is clearly below the market value of the property in the locality.
Payment terms:
The buyer must immediately pay a deposit of 20% of the purchase price into the Enforcement Authority’s official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder whose highest bid has been accepted. If necessary, up to six weeks’ payment time may be granted for the remaining purchase price. Any extension of the payment period must be agreed separately. If a payment period is granted, annual interest according to section 3(2) of the Interest Act will be charged on the full purchase price for the entire agreed payment period from the date of sale until the end of the payment period. The interest under section 3(2) of the Interest Act is currently 2.5%.

The property has been seized and will be sold by free sale conducted by the enforcement officer, observing, where applicable, the general auction terms laid down in the Enforcement Code.
The sales prospectus is indicative and is not a comprehensive description of the item for sale. Prospective buyers are advised to familiarise themselves thoroughly with the property for sale, the sales prospectus and the attached documents.
The buyer will obtain the right of possession to the property when the full purchase price and any obligations transferred to the buyer have been paid. The buyer must not use the property in a way that diminishes its value before receiving the deed of sale.
The buyer will obtain ownership of the property upon receipt of the deed of sale. The deed will be delivered once the sale is final and the full purchase price and the transfer tax have been paid.
The buyer is obliged to pay the transfer tax of 1.5%. The tax is calculated on the total of the purchase price and any obligations transferred to the buyer, according to the date of transfer of ownership.
