Bids must be made by the stated deadline. The highest bid is the bid the seller has accepted as the highest. By placing a bid the bidder accepts the stated terms of sale. The seller is not responsible for the operation of the service provider's system.

Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer's liability for damages.


Viewing the property

The buildings on the property are sold as suitable for demolition. For this reason no internal viewings are arranged. During the auction period the property may be inspected on site at any time and, if necessary, the contact person will provide additional information.
The buyer cannot later rely on issues relating to the property's condition, and the seller has no 5-year liability under the Land Code.

The main building has basic heating and functioning building services. The sewage connection is private and the water supply is from the municipal network. The sale price includes the property's water and electricity connections.

The buildings are in basic condition and no issues were observed in a visual inspection. However, the seller is not responsible if more extensive investigations by the buyer reveal any structural defects.

Heating is by electric heating and an air-source heat pump; fireplaces include a baking oven and a heat-retaining stove.

The property has no easements, unpaid charges or has been seized.

Conclusion of the sale

The sale must be made in the form prescribed in the Land Code. The time and place for signing the deed of sale will be agreed with the buyer separately. The purchase price is paid at the signing. The fee for the official confirming the sale is shared equally by the seller and the buyer.

Payment terms

The highest bidder will be informed whether the bid can be accepted. Two weeks from the end of the auction are allowed for payment of the purchase price and completion of the sale. If payment is not made within the time limit, annual default interest of 9.5% will be charged thereafter.

Other terms
The buyer is responsible for the transfer tax in accordance with current tax practice.

The seller has the right to leave movable items in the buildings (for example garden tools, a lawnmower, furniture, firewood and equipment related to building services). Final cleaning will be carried out in the buildings before the property is transferred.

Withdrawal from the sale

A party who refuses to conclude the sale must, under the Land Code, compensate the other party for reasonable costs incurred for advertising, maintenance of the property and other necessary actions related to the sale.
