Seized detached house property in Kajaani, Kajaani

The property will be sold by ascending bids in an online auction on the website www.huutokaupat.com. Participation requires registration. The deadline for submitting bids ends on 12 April 2026 at 18:00 or three minutes after the last accepted bid.

If registration is not possible, a written purchase offer may be submitted. A written offer must be delivered by post or e-mail so that it arrives at the Enforcement Authority no later than 9 April 2026 at 12:00. The e-mail address is oulu.realisointi.uo@oikeus.fi and the postal address is Ulosottolaitos, Oulun toimipaikka, Torikatu 34-40, 90100 Oulu. A written offer must state the bidder's name, personal identity number or business ID, contact details and the sales item. A written offer will be entered into the online auction as a maximum bid.

The Enforcement Authority is not responsible for the service provider's system. The highest bid is the one the service provider's system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.

Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment time. Failure to pay the offered purchase price may result in the buyer's liability for compensation under section 25, chapter 5 of the Enforcement Code.

The enforcement authority reserves the right to terminate the sale or to extend the sale period.

The property is seized and will be sold privately by the enforcement officer in accordance with the applicable provisions of the Enforcement Code and its general auction terms.

Payment terms

The enforcement officer will notify the highest bidder whether the bid can be accepted. The buyer must immediately pay the full purchase price into the Enforcement Authority's official account. The purchase price cannot be paid by credit card. The Enforcement Authority will contact the bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be regarded as the buyer.

If payment is not made within the specified time, the buyer must pay late interest on the full purchase price in accordance with section 4(1) of the Interest Act until the purchase price has been paid or a new sale has been completed.

Obligations transferred to the buyer

At the time of preparing the sales brochure, there are water and wastewater connections of Kajaanin Vesi utility. The connections will transfer to the buyer if they are transferable at the time ownership of the sales item is transferred. The service provider may, however, make the transfer conditional on payment of receivables related to the connections.

There are outstanding water and wastewater charges of €3,509.02 (as of 28 August 2025). To have the connections transferred into their name, the buyer must pay the connection fees and all outstanding invoices related to the connection, including final bills. Otherwise the new owner will be treated as a new customer and will be required to enter into a new connection agreement and pay the connection fees. Current replacement connection prices: water connection €1,567.02 and wastewater connection €2,524.75. Water service was cut off due to unpaid bills on 8 March 2023. The water meter was last read on 12 April 2023.

There is currently no electricity connection at the property. According to information obtained on 29 August 2025, a new equivalent 3x25A fuse-size connection would cost €4,150. The buyer is responsible for any fees for transfer of connection agreements. The amounts of the mentioned receivables may change during the sales process and are not paid from the purchase price.
