The buyer must immediately pay 20% of the purchase price as a deposit into the National Enforcement Authority Finland’s official funds account. The deposit cannot be paid by credit card. Otherwise, the highest bidder will be deemed the buyer.

The total amount of unpaid maintenance charges as at 29 September 2026 is €414.00. As the shares have not been taken into the housing company’s possession, the new owner’s maximum liability equals the total amount of the maintenance charge and other charges for the month in which ownership was transferred and the five immediately preceding months (Chapter 3, section 7 of the Housing Companies Act). The amount of the claims will be updated according to the sale becoming final. The above amount changes monthly, and default interest also accrues on overdue claims.
In addition to the purchase price payable in cash, the buyer assumes responsibility for the share of the housing company loan relating to the apartment, amounting to €1,061.60 as at 30 September 2026. The share of the housing company loan relating to the apartment remains payable by the buyer and is not paid from the purchase price. The buyer must independently ensure that obligations relating to the apartment for which they are responsible are paid to the housing company. Bids in the online auction must take these matters into account.
The buyer is liable to pay transfer tax at 1.5%. The tax is calculated on the total purchase price and obligations assumed by the buyer, as at the date ownership is transferred.
The buyer obtains possession of the property when the entire purchase price and any obligations assumed by the buyer have been paid. The buyer may not use the property in a manner that reduces its value before receiving the deed of sale. The buyer acquires ownership of the property upon receiving the deed of sale. The deed of sale is handed over when the sale has become final and the entire purchase price and transfer tax have been paid.
