The property is sold by increasing bid in an online auction on the website www.huutokaupat.com. Participation in the auction requires registration. The deadline for submitting bids is 25/10/2026 at 18:00, or two minutes after the latest bid.

Customer service at the office is open on weekdays from 8:00 to 16:15. The written purchase offer must state the bidder's name, personal identity code/business ID and contact details. A written offer will be entered into the online auction as an increasing bid. The person submitting a written purchase offer is responsible for ensuring that the offer is received by the deadline. A written purchase offer is binding, and the same terms apply as in the online auction.

The enforcement authority reserves the right to end the sale or extend the sales period.

The property has been distrained and is sold by private sale conducted by the enforcement officer, in accordance with Chapter 5, Section 76 of the Enforcement Code and, as applicable, the general auction terms laid down in the Enforcement Code.

Payment terms

The enforcement officer will inform the bidder of the highest purchase offer whether the offer can be accepted. If the offer can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority's official funds account. When the payment is visible in the official funds account, the enforcement officer will issue the sales decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.

Deposit

If the full purchase price is not paid immediately, the buyer must nevertheless pay 20% of the purchase price immediately as a deposit.

Payment period

If necessary, a payment period of up to six weeks from the sales decision will be granted for the remaining purchase price. Interest at the annual rate must then be paid on the full purchase price for the entire payment period, from the date of sale until the end of the payment period. The reference rate is currently 2.50%. If payment has not been made within the granted payment period, annual default interest will then be charged; it is currently 9.50%.

Claims relating to the property for sale

At the time the sales brochure was prepared, the property has an electricity connection with Oulun Energia Sähköverkko Oy, a district heating connection with Oulun Energia Oy Lämpöpalvelut, and a water and sewer connection with Oulun Vesi.

The amounts of the known claims at the time the sales brochure was prepared are:

• According to information received from Oulun Energia Sähköverkko Oy on 11/9/2026, any electricity transmission claims do not encumber the electricity connection. The connection is transferable.

• According to information received from Oulun Energia Oy on 11/9/2026, there are no arrears on the district heating connection. The connection fees are paid by the mortgagee until August 2026.

• According to information received from Oulun Vesi on 10/9/2026, the amount of arrears relating to the water and sewer connection is EUR 1,400.99.

• According to information received from the City of Oulu on 10/9/2026, the total land lease claims amount to EUR 17,173.08. The tenant is also liable to pay the lease instalments, including late-payment penalties, left unpaid by the preceding tenant, but for no longer than 3 years.

Arrears are not paid from the property's purchase price. The buyer is responsible for any fees arising from the transfer of connection agreements. The amount of arrears may change during the sale.

Mortgages

The liens over the property for sale lapse and the mortgages remain in force. No mortgage debt is transferred to the buyer. Written mortgage deeds will be handed over and electronic mortgage deeds transferred to the buyer or to a person designated by the buyer. The total amount of the mortgage deeds confirmed on the property (43 pcs) is EUR 2,549,664.42. Written mortgage deeds will be converted into electronic form and electronic mortgage deeds will be handed over to the buyer or to a person designated by the buyer.

Obligations transferred to the buyer

Upon the transfer of ownership of the property, the buyer must pay transfer tax of three per cent on their own initiative before applying for title registration and no later than six months after the signing of the deed of sale. The buyer is responsible for the costs of title registration and transfer tax.

The State has a pre-emption right in the purchase of the property if the acquisition is necessary to ensure national defence, border control or border security, or for the supervision or safeguarding of territorial integrity (Act on the State's pre-emption right in certain areas 29/3/2019/469).

Foreign persons specified by law may acquire real estate in the territory of Finland only if a permit is granted for the acquisition (Act on the State's pre-emption right in certain areas 29/3/2019/470).

The written bid must be signed and must state the bidder's contact details, the maximum amount of the bid, and the number of the object in Huutokaupat.com to which the bid relates.
