Offers

The seller reserves the right to request further information and clarifications from an offeror and the right to reject all offers.

The property is sold in a transaction between users. Huutokaupat.com is not a party to the transaction.

Offerors undertake to allow Huutokaupat.com to disclose their contact details to the advertiser to enable the sales decision and notification thereof.

If the highest offeror withdraws their bid, the City of Helsinki may consider offering the property to the second-highest offeror at the highest price offered by that offeror.

The property is sold in the condition and with the equipment stated in the listing and existing at the time of sale. Anyone participating in the auction is obliged to inspect the property and documents themselves before making a binding offer. The buyer may not subsequently invoke a matter that could have been discovered during a prior inspection or from the documents. By submitting an offer, the offeror accepts the condition of the property as is.

The buyer has no right of exchange or return. No warranty is provided for the property. The descriptions in the listing are solely the seller’s estimates of the property for sale.

The seller’s Deed of Sale will be used for the transaction. Ownership and possession of the property pass to the buyer upon signing the Deed of Sale. The date for signing the Deed of Sale and the land lease agreement will be agreed with the buyer after the City of Helsinki’s separate decision on the matter has become legally final (approximately 21 days). The purchase price must be paid no later than at the signing meeting, where a receipt proving payment of the purchase price is generally presented. The buyer is liable for transfer tax.

Offer period

The offer period begins on 19 October 2026 and ends on 14 December 2026 at 13:00, or three minutes after the last accepted offer.

Offers (bids) must be made through the Huutokaupat.com service by the specified time. The auction may also be joined by submitting a written binding offer to the seller’s representative by 10:00 on 7 December 2026. Submission of a written offer must be agreed in advance with the seller’s representative. All offers will be registered as public in the property listing. A written purchase offer is binding and is subject to the same terms as an online auction offer. Buyers undertake to enter all offers in the system.

A written purchase offer must be signed and state the offeror’s contact details, the maximum amount offered and the listing number on the Huutokaupat.com service to which the offer relates.

The Urban Environment Division is not responsible for the functionality of the service provider’s system.

The highest offer is the offer accepted as the highest by the service provider’s system. Both written offers and offers submitted in the online auction are binding. If an offer is accepted, the offeror is obliged to pay the offered purchase price within the agreed payment period.

The City of Helsinki, Urban Environment Division, reserves the right to suspend the auction or extend the sales period.

Conditional offers will be rejected. The seller reserves the right to accept or reject all offers.

Conditions for an offer

Acceptance of an offer requires that the buyer has no payment default entries and that the buyer, the buyer’s ownership entity or the entity exercising control over the buyer is not subject to European Union or UN sanctions. By making an offer, the buyer confirms that these conditions are met.

Viewing the property

Public viewings of the property will take place at the following times:

Tuesday 27 October at 14:00–14:30

Tuesday 8 December at 14:00–14:30

Withdrawal from a bid

If a bidder withdraws from an accepted bid, they must compensate the seller for the costs of arranging the unsuccessful auction in an amount equal to 4% of the building’s purchase price.

Conclusion of the sale

The purchase price must be paid in full and the Deed of Sale must be signed by 31 March 2027, unless otherwise agreed with the seller. All offerors will be notified of the selected buyer.
