Enforcement-seized apartment shares in Ruonala, Kotka, will be sold by online auction on the Huutokaupat.com website from 19 October to 13 November 2026.
Enforcement-seized apartment shares (3 rooms + kitchen) in Ruonala, Kotka, will be sold by ascending-bid online auction on www.huutokaupat.com. The sale period is 19 October–13 November 2026.
Specific terms of sale
Submission of bids
Bids are made on the purchase price, which does not include the apartment's share of the housing company's loan or any charge arrears payable by the buyer.
The property will be sold by ascending bids in an online auction held on www.huutokaupat.com from 19 October to 13 November 2026. Registration is required to participate. The deadline for bids is 13:00 or two minutes after the last accepted bid.
The National Enforcement Authority Finland is not responsible for the functionality of the service provider's system. The highest bid is the bid accepted as the highest by the service provider's system. The enforcement officer will separately decide whether to accept or reject the highest bid.
If it is not possible to submit purchase offers through Huutokaupat.com, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be included in the online auction as the maximum bid according to the automatic bidding system. The written offer must be signed and state the bidder's contact details, maximum bid and the item number on Huutokaupat.com to which the offer relates. The written purchase offer is binding and is subject to the same terms as the online auction. The offer must be submitted by 10:00 on 11 November 2026 to the Kouvola office of the National Enforcement Authority Finland, at Vuorikatu 1, 45100 Kouvola, or by email to kouvola.realisointi.uo@oikeus.fi.
The enforcement authority reserves the right to end the sale or extend the sale period.
Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may result in the buyer's liability for compensation under Chapter 5, section 25 of the Enforcement Code.
Payment terms
Deposit
If the highest bid is accepted, the buyer must immediately pay a deposit equal to 20% of the purchase price into the National Enforcement Authority's official funds account. The deposit cannot be paid by credit card. The National Enforcement Authority will contact the highest bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made. Otherwise, the highest bidder will be deemed the buyer.
If necessary, a payment period for the balance of the purchase price may be granted until 4 December 2026 at the latest. A request for a payment period must be notified separately. If a payment period is used, annual interest pursuant to section 3(2) of the Interest Act must be paid on the entire purchase price for the agreed payment period, from the date of sale until the end of the payment period.
If no payment period is used, the purchase price must be paid without delay
after acceptance of the bid.
If payment is not made within the prescribed period, the buyer must pay default interest pursuant to section 4(1) of the Interest Act on the entire purchase price until the purchase price has been paid or a new sale has been held.
Obligations and rights transferred to the buyer
The amount of the shareholder's due and unpaid housing-company charges and other payments is €10,232.79 (as at 20 August 2026).
Pursuant to section 7(2) of Chapter 3 of the Housing Companies Act, the new owner's maximum liability equals the total housing-company charges for the month in which ownership transferred and the five months immediately preceding it. The new owner's liability for the above-mentioned due and unpaid housing-company charges and comparable payments is €7,748.70. If the new shareholder wishes to take possession of the apartment, the entire overdue charge receivable, totalling €10,232.79, must be paid to the housing company.
NOTE! Housing-company receivables encumbering the apartment for sale, and the apartment's share of the housing-company loan, are not paid from the purchase price in any respect. The purchase price is therefore not a so-called debt-free price. The buyer must personally ensure that the obligations relating to the apartment for which they are responsible are paid to the housing company. Bids submitted in the online auction must take these matters into account.
The amount of the above receivables changes monthly and will be checked again at the time of sale.
In addition to the purchase price paid in cash, the buyer assumes the apartment's share of the housing-company loan, amounting to €18,802.85 as at 18 August 2026. The apartment's share of the housing-company loan remains payable by the buyer and is not paid from the purchase price.
The buyer must personally ensure that the obligations relating to the apartment for which they are responsible are paid to the housing company. Bids submitted in the online auction must take these matters into account.
Other information
The buyer is liable to pay transfer tax at 1.5%. The tax is calculated on the total of the purchase price and the obligations assumed by the buyer, as at the date ownership transfers.
The buyer obtains the right of possession of the property when the entire purchase price and any obligations assumed by the buyer have been paid. The buyer may not use the property in a manner that reduces its value before receiving the deed of sale.
The buyer obtains ownership of the property upon receiving the deed of sale. The deed of sale will be handed over once the sale is legally final and the entire purchase price and transfer tax have been paid.
The property has been seized and will be sold by a private sale conducted by the enforcement officer, applying, where appropriate, the general auction terms laid down in the Enforcement Code. The sales prospectus is indicative and is not a comprehensive description of the property for sale.
Prospective buyers are advised to familiarise themselves thoroughly with the property for sale, the sales prospectus and the attached documents before submitting a bid.
