The property will be sold in an online auction held on www.huutokaupat.com from 20 October to 10 November 2026. Registration is required to participate. The deadline for bids is 10 November 2026 at 13:00, or two minutes after the last accepted bid.
The National Enforcement Authority Finland is not responsible for the functioning of the service provider's system. The highest bid is the bid that the service provider's system has accepted as the highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder must pay the offered purchase price within the agreed payment period. Failure to pay may result in the buyer's liability for compensation under Chapter 5, section 25 of the Enforcement Code.
The enforcement authority reserves the right to end the sale or extend the sale period.
The property has been distrained and is sold by private sale through the enforcement officer in accordance with Chapter 5, section 76 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.
Payment terms
The enforcement officer will notify the highest bidder whether the bid can be accepted. If it can be accepted, the buyer must pay the entire purchase price by bank transfer to the National Enforcement Authority's official client funds account. Once the payment appears in that account, the enforcement officer will issue a sale decision, which will be delivered to the parties concerned. The purchase price cannot be paid by credit card.
Deposit: Unless the entire purchase price is paid immediately, the buyer must immediately pay a deposit of 20% of the purchase price.
Payment period: If the highest bid is accepted, the enforcement officer may, where necessary, grant a payment period of no more than six weeks for the balance of the purchase price, calculated from the date of the sale decision. The payment period must be agreed separately. If it is not used, the purchase price must be paid without delay after acceptance of the bid. If it is used, annual interest under section 3(2) of the Interest Act is payable on the entire purchase price for the whole payment period, from the date of the sale decision until the payment period ends. If payment is not made within the prescribed period, the buyer must pay default interest under section 4(1) of the Interest Act on the entire purchase price until it has been paid or a new sale has been conducted.
Liabilities transferred to the buyer
The buyer must pay transfer tax of 1.50% of the total of the purchase price, unpaid housing-company receivables and charges attributable to the apartment, and the housing-company loan. Transfer tax is paid to the tax authority. The buyer must provide proof of payment before the share certificate is handed over and the deed of sale is issued.
The buyer must apply to the National Land Survey of Finland for registration of ownership of the shares in the apartment within two months of signing the deed of sale. The National Enforcement Authority will hand the buyer the paper share certificate, bearing an endorsement of transfer, together with the deed of sale. The buyer must submit it to the National Land Survey of Finland for cancellation when registering ownership. The National Land Survey charges a fee for registering the shares, payable by the buyer.
Obtaining possession of an apartment in the possession of the housing company:
The apartment has been taken into the housing company's possession for three years by a decision of the general meeting dated 17 August 2026. The decision gives the housing company the right to rent out the apartment to cover overdue maintenance charges and other payments. Under Chapter 8, section 7 of the Housing Companies Act, the new owner of the shares being sold obtains possession of the apartment when they pay the company all overdue amounts that rent from the apartment could be used to cover under Chapter 8, section 6(2) of the Act. These amounts consist of unpaid maintenance charges and other payments forming the basis for taking possession, as well as charges and other payments falling due during the possession period. According to the manager's certificate, unpaid charges amounted to €8,281.62 as at 8 October 2026. This includes possession-related costs of €3,920.33, due on 14 October 2026. Further possession-related costs will also be charged to the apartment later. The amounts of these costs are not currently known and will be specified later. The amount owed also changes monthly. The buyer must establish the overdue charges and pay them directly to the housing company. They will not be paid, even in part, from the purchase price paid to the National Enforcement Authority.
The buyer must independently ensure that all liabilities relating to the apartment for which they are responsible are performed towards the housing company. Bids made in the online auction must take these matters into account.
Additional terms of sale
The property is sold in an online ascending-bid auction on www.huutokaupat.com. The deadline for submitting purchase bids is 10 November 2026 at 13:00 (or two minutes after the last purchase bid accepted for the auction has been submitted).

If a bid is accepted, the bidder must pay the offered purchase price within the agreed payment period. Failure to pay may result in the buyer's liability for compensation under Chapter 5, section 25 of the Enforcement Code.
