The property is sold by ascending bids in an online auction held on www.huutokaupat.com. Registration is required to participate. The deadline for submitting bids is 17 November 2026 at 18:00, or two minutes after the last accepted bid.

The National Enforcement Authority Finland is not responsible for the functionality of the service provider’s system. The highest bid is the bid accepted as the highest by the service provider’s system. The bailiff separately decides whether to accept or reject the highest bid.

Bids submitted in the online auction are binding. If a bid is accepted, the bidder must pay the offered purchase price within the agreed payment period. Failure to pay may result in the buyer’s liability for compensation under Chapter 5, section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the sales period.

The property has been seized and is sold by private sale conducted by the bailiff, applying, where appropriate, the general auction terms laid down in the Enforcement Code.

Payment terms

The bailiff will inform the highest bidder whether the bid can be accepted. If it can be accepted, the buyer must pay the full purchase price by bank transfer to the National Enforcement Authority’s official client funds account. Once the payment is visible in that account, the bailiff will issue the sale decision, which will be delivered to the parties concerned. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must nevertheless immediately pay 20% of the purchase price as a deposit.

Payment period: If necessary, a payment period may be granted for the balance, but no longer than six weeks from the sale decision. In that case, annual interest is payable on the full purchase price for the entire payment period, from the date of sale until the end of the payment period. The reference rate is currently 2.50%. If payment has not been made within the granted period, annual default interest will thereafter be charged. The default interest rate is currently 9.50%.

Obligations and rights transferred to the buyer AND/OR receivables relating to the property for sale

The property has a water and sewer connection with Napapiirin Energia ja Vesi Oy, which is included in the sale. To use the connection, the new owner must pay the water company any unpaid charges relating to it. According to the water company, unpaid charges amount to EUR 88.16 (as at 29 September 2026). The new owner must pay these charges directly to the water company; they will not be paid from the purchase price paid to the enforcement authority.

The property has a 3x25 A electricity connection with Koillis-Lapin Sähkö Oy, which is included in the sale. The electricity company has stated that the network service agreement for the property ended on 25 March 2026 and that a connection maintenance agreement is in force at the site. To use the electricity connection, the new owner must pay the electricity company any unpaid charges relating to it. According to the electricity company, unpaid charges amount to EUR 922.85 (as at 28 September 2026). The new owner must pay these charges directly to the electricity company; they will not be paid from the purchase price paid to the enforcement authority.

The buyer is responsible for any charges arising from the transfer of the connection agreements.

If it is not possible to submit bids through Huutokaupat.com, a prospective buyer may submit a written bid to the bailiff. The bid will be added to the online auction as a maximum bid under the automatic bidding system. The written bid must be submitted to the enforcement authority no later than 13 November 2026 at 12:00, at National Enforcement Authority Finland / Kuusamo office, Kaiterantie 20, 93600 Kuusamo. A written bid is binding and subject to the same terms as the online auction. The written bid must be signed and state the bidder’s contact details, the bid’s maximum amount and the number of the relevant property in the Huutokaupat.com service.
