The property is sold in an online auction held on the website www.huutokaupat.com. Participation in the auction requires registration. The deadline for submitting bids expires on 25/10/2026 at 18:30 (or 2 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the functionality of the service provider's system. The highest bid is the bid accepted as the highest by the service provider's system. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

If registration is not possible, a written purchase offer may be submitted for the property. The written offer must be delivered by post or email so that it is received by the Enforcement Authority no later than 23/10/2026 at 16:00. The email address is oulu.realisointi.uo@oikeus.fi and the postal address is Enforcement Authority, Oulu office, Torikatu 34-40, 90100 Oulu. A written offer may also be submitted by the above deadline to the Enforcement Authority's Oulu office. The office customer service is open on weekdays 08:00-16:15. The written purchase offer must state the bidder's name, personal identity code/business ID and contact details. A written offer will be entered into the online auction as an increasing bid. The person making the written purchase offer is responsible for ensuring that the offer arrives by the stated deadline. The written purchase offer is binding, and the same terms apply as in the online auction.

The property has been seized and is sold by private sale arranged by the enforcement officer, in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction conditions laid down in the Enforcement Code.

Payment terms

The enforcement officer will inform the maker of the highest purchase offer whether the offer can be accepted. If the offer can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority's official funds account. Once the payment is visible in the official funds account, the enforcement officer will issue the sales decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must nevertheless pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, a payment period of up to six weeks from the sales decision may be granted for the remaining purchase price. In that case, annual interest must be paid on the full purchase price for the entire payment period from the date of sale until the end of the payment period. The reference rate is currently 2.50%. If payment has not been made within the granted payment period, default interest is charged thereafter at an annual rate currently 9.50%.

Obligations transferred to the buyer

The buyer must pay transfer tax, which is 1.50% of the total of the purchase price and the unpaid company receivables and charges relating to the apartment, as well as the housing company's loan. Transfer tax is paid to the tax authority. The buyer must provide proof of payment of the transfer tax before the share certificate is handed over and the deed of sale is issued.

The buyer is obliged to apply for registration of ownership of the shareholder apartment from the National Land Survey of Finland within 2 months of signing the deed of sale. The Enforcement Authority will hand over the paper share certificate with transfer endorsements to the buyer together with the deed of sale, which the buyer must submit to the National Land Survey of Finland for cancellation in connection with the ownership registration. The National Land Survey of Finland charges a fee for the registration of the share apartment, which is payable by the buyer.

Responsibility for housing company loan shares:
According to the property manager's certificate dated 11/09/2026, there is no housing company loan share assigned to the apartment. The loan is paid to the housing company as a financing charge, the amount of which is currently 0 euros/month. Paying off the debt share requires an apartment-specific loan share calculation. The new owner is obliged to pay the loan shares directly to the housing company, and the loan shares are not paid from the purchase price paid to the enforcement authority.

Taking possession of an apartment under the housing company's control:

By decision of the housing company's general meeting, the apartment has been taken into the housing company's possession for the period 25/06/2026-25/06/2029. The buyer will only gain possession of the share apartment from the housing company once all unpaid charges, usage fees and costs of taking possession of the apartment relating to the apartment have been paid to the housing company. According to information received from the property manager, the arrears of charges and other payments to be assumed by the buyer total 4,320.67 euros as at 31/08/2026. The amount due changes monthly. The buyer must clarify the arrears of charges and other payments and pay them directly to the housing company. They are not paid even in part from the purchase price paid to the Enforcement Authority.

The property is sold at an online auction with incremental bidding on the website www.huutokaupat.com. The deadline for submitting purchase offers expires on 25/10/2026 at 18:30 (or 2 minutes after the last accepted purchase offer has been submitted).

If it is not possible to submit a bid via Huutokaupat.com, the prospective buyer may submit a written bid to the enforcement officer. The bid is attached to the online auction as a maximum bid according to the bidding increment system. The bid must be submitted in writing to the enforcement authority no later than 23/10/2023 at 16:00 at the address Enforcement Authority / Oulu office, Torikatu 30-40, 90100 Oulu, or oulu.realisointi.uo@oikeus.fi. A written bid is binding and the same terms as in the online auction apply to it. The written bid must be signed and include the bidder's contact details, the maximum amount of the bid and the number of the item in Huutokaupat.com to which the bid applies.
