Foreclosed property in Tuohikotti, Kouvola

The property will be sold by ascending-bid online auction on the website www.huutokaupat.com during the period 11 August 2026 to 8 September 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 8 September 2026 at 13:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the functioning of the service provider's system. The highest bid is the bid the service provider's system has accepted as the highest. The enforcement officer decides separately whether to accept or reject the highest bid.

Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may lead to

the buyer's liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

If it is not possible to submit purchase bids through the Huutokaupat.com service, the prospective buyer may submit a written purchase offer to the enforcement authority, which will be included in the online auction as the maximum bid according to the automatic bidding system. The written

offer must be signed and must state the contact details of the bidder, the maximum amount of the offer and the item number on the Huutokaupat.com service to which the offer applies. The written purchase offer is binding and the same terms apply as in the online auction. The offer must be submitted no later than 7 September 2026 at 10:00 to the Kouvola office of the Enforcement Authority, address Vuorikatu 1, 45100 Kouvola, or by email to kouvola.realisointi.uo@oikeus.fi.

The enforcement authority reserves the right to end the sale or extend the sales period.

If the highest bid is accepted, the buyer must immediately pay a deposit of 20 per cent of the purchase price into the Enforcement Authority's official funds account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder with the highest accepted bid. The highest bidder must state on whose behalf the bid was made. Otherwise, the highest bidder will be considered the buyer. Acceptance/rejection of the bid will always be notified separately.

If necessary, a payment period of up to six weeks may be granted for the remaining purchase price. The payment period must be agreed separately. If a payment period is used, annual interest must be paid on the full purchase price in accordance with section 3(2) of the Interest Act for the entire agreed payment period from the date of sale until the end of the payment period. If no payment period is used, the purchase price must be paid without delay after acceptance of the bid. If payment is not made within the specified time, the buyer must pay default interest

in accordance with section 4(1) of the Interest Act on the full purchase price until the purchase price has been paid or a new sale has been carried out.

Obligations and rights transferred to the buyer

The electricity connection of KSS Energia Oy has payment arrears totalling EUR 504.55 as of 11 August 2026. In order for the buyer to transfer the connection into their name, the buyer must pay all arrears affecting the connection directly to KSS Energia Oy.

The buyer makes their own assessment of the condition of the building and the necessary renovations, taking into account at least their own inspection observations and the attached condition report. The property should therefore be inspected. The sales brochure is indicative and is not a comprehensive description of the property. For example, the actual condition of the structures is unknown. Since the beginning of 2026, the building has no longer been occupied, so the enforcement officer has no information on the heating maintenance/sufficiency during the winter months. According to the owner, the connection of the kitchen tap leaked a few litres of water into the sink cabinet in 2023. The damage was repaired and dried by the owner themselves. The condition inspection did not reveal any damage that may have resulted from this or any damage left unrepaired. Buyers are advised to familiarise themselves carefully with the property, the sales brochure and the attached documents before submitting a bid.

The property has been seized and is sold by free sale conducted by the enforcement officer, applying as appropriate the general auction terms laid down in the Enforcement Code.

The State has a right of pre-emption in the sale of real property if the acquisition of the property is necessary to ensure national defence, border control or border security, or for the supervision or safeguarding of territorial integrity (Act on the State's Right of Pre-emption in Certain Areas 469/2019, 29 March 2019).

Persons from outside the EU and EEA area may acquire real property in Finland only if a permit is granted for the acquisition (Act on the Permit Requirement for Certain Real Estate Acquisitions 470/2019, 29 March 2019).
