The property will be sold by ascending bids in an online auction organised on the website www.huutokaupat.com between 19.8.2026 and 7.9.2026. Participation in the auction requires registration. The deadline for submitting bids ends on 7.9.2026 at 18.00, or 3 minutes after the last accepted bid.

The Enforcement Authority is not responsible for the functioning of the service provider’s system. The highest bid is the bid accepted as the highest by the service provider’s system. The enforcement officer decides separately whether to accept or reject the highest bid. Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or extend the sales period.

The property has been seized and will be sold by open sale carried out by the enforcement officer, in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.

Payment terms

The enforcement officer will inform the bidder with the highest purchase offer whether the offer can be accepted. If the offer can be accepted, the buyer shall pay the full purchase price by bank transfer to the Enforcement Authority’s official funds account. Once the payment is shown on the official funds account, the enforcement officer will issue the sales decision, which will be delivered to the parties concerned. The purchase price cannot be paid by credit card.

Deposit: If the full purchase price is not paid immediately, the buyer must nevertheless pay 20% of the purchase price immediately as a deposit.

Payment period: If necessary, a payment period of up to six weeks from the sales decision may be granted for the remaining purchase price. In that case, annual interest on the full purchase price must be paid for the entire payment period from the date of sale until the end of the payment period. The reference rate is currently 2.50%. If payment is not made within the granted payment period, annual default interest will then be charged, which is currently 9.50%.

Obligations transferred to the buyer and claims related to the property

Upon transfer of ownership of the property, the buyer must pay transfer tax of three per cent, on their own initiative, when applying for registration of title, and no later than six months after signing the deed of sale. The buyer is responsible for the costs of title registration and for the transfer tax.

The State has a pre-emption right in the purchase of the property if acquisition of the property is necessary for ensuring national defence, border control or border security, or for the supervision or safeguarding of territorial integrity (Act on the State’s pre-emption right in certain areas 29.3.2019/469).

Foreign persons specified by law may acquire property in the territory of the Finnish State only if a permit is granted for the acquisition (Act on the State’s pre-emption right in certain areas 29.3.2019/470).

Object-specific terms of sale

The object is sold by online auction with incrementing bids on the website www.huutokaupat.com. The deadline for submitting purchase offers ends on 7.9.2026 at 18.00 (or 3 minutes after the last accepted purchase offer in the auction has been made).

If it is not possible to place bids through the Huutokaupat.com service, the prospective buyer may submit a written bid to the enforcement officer. The bid will be attached to the online auction as a maximum bid according to the bidding increment system. The bid must be submitted in writing to the Enforcement Service no later than 4.9.2026 at 12.00 to the address Enforcement Service / Kuusamo office, Kaiterantie 20, 93600 Kuusamo. A written bid is binding and the same terms apply as in the online auction. The written bid must be signed and must state the bidder’s contact details, the maximum amount of the bid, and the number of the object in the Huutokaupat.com service to which the bid relates.
