How bids are to be submitted

The property will be sold by incremental bids in an online auction held on the www.huutokaupat.com website from 31 August to 20 September 2026. Participation in the auction requires registration. The deadline for submitting bids ends at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the functioning of the service provider's system. The highest bid is the bid that the service provider's system has accepted as the highest. The enforcement officer will decide separately whether to accept or reject the highest bid.

 

If it is not possible to submit bids through the Huutokaupat.com service, a prospective buyer may submit a written bid to the enforcement authority, to be included in the online auction as the maximum bid according to the automatic bidding system. The written bid must be signed and must state the bidder's contact details, the maximum amount of the bid and the Huutokaupat.com item number to which the bid refers. The written bid is binding and the same terms apply as in the online auction. The bid must be submitted no later than 17 September 2026 at 12:00 to the Jyväskylä office of the Enforcement Authority, address Vapaudenkatu 54, Jyväskylä, or by email to jyvaskyla.realisointi.uo@oikeus.fi.


The enforcement authority reserves the right to end the sale or extend the sale period.


Buyer’s liability for compensation

Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.


Payment terms

Deposit

The buyer must immediately pay a deposit of 20 per cent of the purchase price into the Enforcement Authority's official funds account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder with the highest accepted bid. The highest bidder must state on whose behalf the bid was made. Otherwise, the highest bidder is regarded as the buyer.


Payment period

The final purchase price may, if necessary, be granted a payment period of up to six weeks. The payment period will be notified separately. If a payment period is used, annual interest must be paid on the entire purchase price in accordance with section 3(2) of the Interest Act for the whole agreed payment period from the date of sale until the end of the payment period.


If no payment period is used, the purchase price must be paid without delay after acceptance of the bid.


If payment is not made within the prescribed time, the buyer must pay default interest in accordance with section 4(1) of the Interest Act on the entire purchase price until the price has been paid or a new sale has been held.


Liabilities and rights transferred to the buyer

The buyer is responsible for any fees arising from the transfer of utility connection agreements.


Mortgages

Any liens on the property sold will lapse and the mortgages will remain in force.


Electronic mortgage deeds will be transferred to the buyer or to a person designated by the buyer.


Application for title and payment of transfer tax

The buyer must apply for title to the property within six months of the date of the deed of sale. The buyer must pay transfer tax on their own initiative no later than when applying for title. The transfer tax is 3 per cent of the purchase price.


The district registrar will submit a property transfer notification to the National Land Survey of Finland.


Vacant possession

If the debtor uses the premises sold or keeps property in the premises, the buyer has the right to request police assistance from the enforcement officer to carry out eviction after the buyer has paid the purchase price. The provisions on eviction in the Enforcement Code apply, where appropriate, to the eviction. The moving-out date shall be set so that, unless there is a weighty reason, it is not earlier than one week and not later than two weeks from the date on which the move-out notice was served.


In eviction proceedings, the buyer may be granted permission to deal with items of low value or no value in any manner they wish. The buyer must be prepared for any costs arising from the enforcement of the eviction to be borne by them. In practice, if there is movable property left on the premises, the clearing of the property and disposal of the movable items will be carried out at the buyer's expense.


Transfer of possession and ownership

The buyer receives the right of possession of the property when the entire purchase price has been paid. The buyer may not use the property in a way that reduces its value before receiving the deed of sale. The buyer receives ownership of the property when they have received the deed of sale. The deed of sale will be handed over when the entire purchase price has been paid and the sale has become legally final.

The property has been seized and will be sold by public sale conducted by the enforcement officer, in accordance, where applicable, with the general auction terms laid down in the Enforcement Code. The sales brochure is indicative and is not a comprehensive description of the property for sale.

Persons from outside the EU and EEA area may acquire property in Finland only if a permit is granted for the acquisition (Act on the Permit Requirement for Certain Property Acquisitions 470/2019, 29 March 2019). Appeal

An appeal against the sale or any act related to the sale or preceding the sale must be lodged within three weeks of the sale. Instructions for appeal will be attached to the sale decision.
