The office’s customer service is open on weekdays 08:00–16:15. A written offer must state the bidder’s name, personal ID/business ID and contact details. A written offer will be entered into the online auction as a maximum bid. The person submitting a written offer is responsible for ensuring it arrives by the deadline. A written offer is binding and is subject to the same terms as the online auction.
The Enforcement Authority reserves the right to end the sale or extend the sale period.
The property is seized and sold under the enforcement officer’s arrangement in accordance with Chapter 5, Section 76 of the Enforcement Code and the general auction terms of the Enforcement Code as applicable.

Obligations transferred to the buyer
Liability for company loan shares:
The buyer is responsible to the housing company for any loan shares attributable to the flat. According to the manager’s certificate dated 2 June 2026, the flat carries a company loan share of €1,270.39 as at 31 May 2026.
Liability for unpaid charges towards the housing company:
Under the Housing Companies Act, the buyer is liable to the housing company for unpaid maintenance charges and use fees of the previous owner, but only up to an amount equal to the total maintenance charges for the month in which ownership transfers and the five preceding months. See also the section below “Obtaining possession of a flat in the housing company’s control and liability for unpaid charges vis‑à‑vis the current shareholder”.
By decision of the housing company’s general meeting on 20 April 2023, the flat has been taken into the company’s possession for up to three years due to unpaid maintenance charges and use fees. The buyer will receive possession of the share apartment from the housing company only after paying all unpaid charges, use fees and costs of taking the apartment into possession. According to the manager’s certificate dated 2 June 2026, there are no unpaid maintenance charges, use fees or possession costs for the flat. The intention is that the buyer pays all arrears to the housing company after acquiring ownership. In the relationship between the buyer and the current shareholder of the share, the buyer is liable for those arrears to the housing company.
Liability for future charges:
Under the Housing Companies Act, the new owner is liable for new maintenance charges from the date ownership transfers.
Possible tenancy right affecting a flat in the housing company’s possession:
By decision of the housing company’s general meeting on 20 April 2023, the flat has been taken into the company’s possession for up to three years due to unpaid maintenance charges and use fees. The flat has been let on an open‑ended agreement from 1 June 2018. The rent is €340/month + water prepayment €22/person/month. The tenant’s right to occupy the share apartment is binding on the new owner under the law on residential leases. However, the tenant’s right to remain in occupation ends without notice at the latest when the company’s possession period ends, regardless of the agreed lease term.
The buyer must ensure they fulfil the obligations to the housing company for the flat. Bids in the online auction should take these matters into account.
The object is sold by online auction with bid increments on www.huutokaupat.com. The deadline to submit purchase offers is 14 July 2026 at 18:30 (or 3 minutes after the last accepted bid).
The Enforcement Authority is not responsible for the service provider’s system. The highest bid is the bid the service provider’s system has accepted as highest. The enforcement officer decides separately whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase sum within the agreed payment period. Failure to pay may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.
If it is not possible to submit a bid via Huutokaupat.com, a candidate buyer may submit a written bid to the enforcement officer. The bid will be added to the online auction as a maximum bid according to the automatic increment. The bid must be submitted in writing to the Enforcement Authority no later than 10 July 2026 at 16:00 to Utsökningsverket / Uleåborg office, Torikatu 34‑40, 90100 Oulu, or oulu.realisointi.uo@oikeus.fi. A written bid is binding and is subject to the same terms as the online auction. The written bid must be signed and must state the bidder’s contact details, the maximum bid amount and the number of the object in the Huutokaupat.com service to which the bid relates.
The property is seized and sold under the enforcement officer’s arrangement in accordance with Chapter 5, Section 76 of the Enforcement Code and, as applicable, the Enforcement Code’s general auction terms.
