Terms of Sale

The object is sold in an online auction on www.huutokaupat.com from 13 June–15 July 2026. Participation requires registration. The deadline for submitting bids ends on 15 July 2026 at 18:30 (or 3 minutes after the last accepted bid).


The Enforcement Authority is not responsible for the functioning of the service provider’s system. The highest bid is the one accepted as highest by the service provider’s system. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability under Chapter 5, section 25 of the Enforcement Code.


If registration is not possible, a written purchase offer may be submitted. A written offer must be submitted no later than 10 July 2026 at 16:00 to the Enforcement Authority’s Oulu office, Torikatu 34–40, 90100 Oulu, or by e‑mail to oulu.realisointi.uo@oikeus.fi. The office’s customer service is open on weekdays 08:00–16:15. A written offer must state the bidder’s name, personal identity number / business ID and contact details. The property is seized and sold under the enforcement officer’s care by private sale in accordance with Chapter 5, section 76 of the Enforcement Code and, where applicable, the general auction terms laid down in the Enforcement Code.


Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s official account. When the payment is visible on the account, the enforcement officer will issue the sale decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.


Deposit: If the full purchase price is not paid immediately, the buyer must immediately pay a deposit of 20% of the purchase price.


Payment period: If necessary, up to six weeks’ payment time may be granted for the remaining purchase price from the sale decision. In that case, annual interest is payable on the whole purchase price for the payment period from the sale date until the payment deadline. The reference interest rate is currently 2.50%. If payment is not made within the granted period, annual default interest will be charged, currently 9.50%.


Obligations transferred to the buyer


Liability for housing company loan shares:

The buyer is responsible to the housing company for any housing company loan shares attached to the flat. According to the manager’s certificate dated 2 June 2026, there are no housing company loan shares attached to the flat.


Liability for unpaid maintenance charges vis‑à‑vis the housing company:

Under the Housing Companies Act, the buyer is liable to the housing company for the previous owner’s unpaid maintenance charges and user fees, but only up to an amount equal to the sum of maintenance charges for the month in which ownership transfers and the immediately preceding five months. Obtaining possession of a flat taken into the housing company’s control and liability for unpaid maintenance charges vis‑à‑vis the current owner of the share: By decision of the housing company’s general meeting on 29 June 2023, the flat was decided to be taken into the housing company’s possession for up to three years because of unpaid maintenance charges and user fees. The buyer will receive possession of the share flat from the housing company only after paying the housing company all outstanding maintenance charges, user fees and the costs of taking the flat into possession. There are outstanding maintenance charges, user fees and possession costs totalling €655.53 (balance as at 31 May 2026). It is intended that the buyer pays all arrears to the housing company when the buyer has obtained ownership of the property. By decision of the housing company’s general meeting on 29 June 2023, the flat was taken into the housing company’s possession for up to three years because of unpaid maintenance charges and user fees. The housing company has let the flat under an open‑ended tenancy agreement starting 1 September 2023. The rent is €365/month plus a water advance of €20 per person/month. The binding effect of the tenancy on a new owner is governed by the Residential Tenancies Act. However, the tenant’s right to keep possession of the share flat ends without notice at the latest when the housing company’s possession period ends, regardless of the agreed duration of the tenancy.


The buyer must independently ensure that obligations related to the flat that become the buyer’s responsibility are met to the housing company. Bids in the online auction should be made taking these matters into account.
