Specific terms of sale

The item is sold by incremental bidding in an online auction on the www.huutokaupat.com website during 10 June 2026 – 28 June 2026. Participation in the auction requires registration. The bidding deadline ends at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the functionality of the service provider's system. The highest bid is the bid that the service provider's system has accepted as highest. The bailiff will separately decide whether to accept or reject the highest bid. 

If it is not possible to submit purchase offers via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be added to the online auction as the maximum bid in accordance with the automatic increment. The written offer must be signed and must state the bidder's contact details, the maximum offered amount and the Huutokaupat.com item number the offer concerns. A written offer is binding and is subject to the same conditions as the online auction. The offer must be submitted no later than 25 June 2026 at 12:00 to the Enforcement Authority's Jyväskylä office, address Vapaudenkatu 54, 40100 Jyväskylä, or by e‑mail to jyvaskyla.realisointi.uo@oikeus.fi. 

The enforcement authority reserves the right to end the sale or to extend the sale period.

Buyer’s obligation to pay

Offers made in the online auction are binding. If an offer is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may lead to buyer compensation liability under section 25 of chapter 5 of the Enforcement Code.


Payment terms

The buyer must immediately pay a deposit of 20% of the purchase price to the Enforcement Authority's official escrow account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder whose highest bid has been accepted. The highest bidder must state on whose behalf the bid was made. Otherwise the highest bidder will be regarded as the buyer.


The balance of the purchase price may, if necessary, be granted up to six weeks' payment time. Any extension will be notified separately. If an extension is granted, annual interest will be charged on the whole purchase price in accordance with section 3(2) of the Interest Act for the entire agreed payment period from the date of sale until the end of the payment period.  

If no extension is granted, the purchase price must be paid immediately after acceptance of the offer.  


If payment is not made within the specified time, the buyer must pay default interest on the whole purchase price in accordance with section 4(1) of the Interest Act until the purchase price is paid or a new sale is completed.


Obligations and rights transferred to the buyer

The buyer is responsible for any charges arising from the transfer of connection agreements. According to the notice dated 22 April 2026, there are no outstanding arrears on the electricity or water/sewer connections to be transferred.


Encumbrances

Pledge rights on the sold property will lapse and registered mortgages will remain in force.  

Electronic mortgage deeds will be transferred to the buyer or the buyer's nominee.


Application for title and payment of transfer tax

The buyer must apply for title to the property within six months of the date of the deed. The buyer must pay the transfer tax on their own initiative no later than when applying for title. The transfer tax is 3% of the purchase price.  

If the buyer requests that the bailiff submit the title application in connection with the property transfer notification, the transfer tax declaration must be made and the transfer tax paid on the same day the property transfer notification is sent.


Vacant possession

The property is immediately vacant.


Transfer of possession and ownership

The buyer will obtain possession of the item when the full purchase price has been paid. The buyer must not use the property in a way that diminishes its value before receiving the deed.

Ownership passes to the buyer when the deed has been delivered. The deed will be handed over when the full purchase price has been paid and the sale has become final.

The property is seized and is sold by free sale conducted by the bailiff, observing as applicable the general auction terms laid down in the Enforcement Code. The sales brochure is indicative and is not a comprehensive description of the item.

The State has a right of pre-emption in the sale of the property if acquisition is necessary to ensure national defence, border control or border security, or to safeguard or monitor territorial integrity (Act on the State's Right of Pre-emption in Certain Areas 29 March 2019/469).


Persons outside the EU and the EEA may acquire real property in the territory of the State of Finland only if a permit is granted (Act on the Requirement of a Permit for Certain Acquisitions of Real Property 29 March 2019/470). Appeals

An enforcement appeal against the sale and any act relating to or preceding the sale must be made within three weeks from the date of sale. An appeal instruction is attached to the sale decision.
