Property Kujala, parcel no. 1:20, Hämeenlinna 109-481-1-20, at Heinuntie 616, 14530 Leteensuo. Further details of the assets for sale and the terms of sale are available in the sales brochure.
The property will be sold by ascending bids in an online auction organised on the Huutokaupat.com website. Participation in the auction requires registration. The deadline for submitting bids ends on 23 July 2026 at 13:00 or three minutes after the last accepted bid.
The Enforcement Authority is not responsible for the functionality of the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer will decide separately whether to accept or reject the highest bid.
If it is not possible to submit a purchase offer via Huutokaupat.com, a prospective buyer may submit a written purchase offer to the enforcement officer, which will be attached to the online auction as a maximum bid in accordance with the automatic bid increment. A written purchase offer is binding and is subject to the same terms as the online auction. The written offer must be signed and must state the bidder’s personal and contact details, the maximum bid amount and the Huutokaupat.com item number to which the bid applies. Submission of a written offer must be agreed in advance with the enforcement officer and the offer must be delivered to the Enforcement Authority’s Hämeenlinna office by 22 July 2026 at 12:00. Offers sent by post should be addressed as follows:
Enforcement Authority, Hämeenlinna office, Arvi Kariston katu 5, 13100 Hämeenlinna
or by email to hameenlinna.realisointi.uo@oikeus.fi.
Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation under section 25, chapter 5 of the Enforcement Code.
The enforcement officer may accept or reject the highest bid made in the auction. A bid is binding and cannot be withdrawn. See the general auction terms for details on bid binding and buyer liability. The enforcement authority is not responsible for the operation of the service provider’s system. The highest bid is the bid the service provider’s system has accepted as highest.
The person who made the highest bid must immediately pay a deposit of €5,000.00 to the Enforcement Authority’s official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made. Otherwise the highest bidder will be considered the buyer.
If the highest bid is accepted, time to pay the balance may be granted, if necessary, until 20 August 2026. If no payment period is granted, the purchase price must be paid immediately after acceptance of the bid. If a payment period is granted, annual interest will be charged on the whole purchase price in accordance with section 3(2) of the Interest Act for the whole payment period from the date of sale until the end of the payment period. If payment is not made within the specified time, i.e. by 20 August 2026 at the latest, statutory late payment interest in accordance with section 4(1) of the Interest Act will be charged thereafter. Interest may change semi-annually on the interest adjustment date.
The Enforcement Authority will contact the bidder whose bid has been accepted. The highest bidder must then also state on whose behalf the bid was made. Otherwise the highest bidder will be considered the buyer.
Other information:
The asset is seized and will be sold by the enforcement officer by a free official sale (Enforcement Code 5:76) via an online auction, observing as applicable the general auction terms prescribed in the Enforcement Code and the item-specific terms stated in the sales brochure.
Prospective buyers are advised to familiarise themselves thoroughly with the property, the sales brochure and the attached documents before making an offer. The transfer tax is 3% of the purchase price.
