Seized property complex in Kausala, Iitti, for sale by online auction on the Huutokaupat.com website between 10 June and 6 July 2026 at 12:00.
The lot will be sold by upward bidding in an online auction held on the www.huutokaupat.com website between 10 June and 6 July 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 6 July 2026 at 12:00 or three minutes after the last accepted bid.
Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may lead to buyer compensation liability under section 25 of Chapter 5 of the Enforcement Code.
The Enforcement Authority is not responsible for the service provider’s system functionality. The highest bid is the one the service provider’s system has accepted as the highest. The enforcement officer will decide separately whether to accept or reject the highest bid.
If it is not possible to submit purchase offers via the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as a maximum bid for the automatic increment. The written offer must be signed and must state the bidder’s contact details, the maximum amount of the offer and the Huutokaupat.com auction number to which the offer relates. The written purchase offer is binding and the same terms as for the online auction apply. The offer must be submitted no later than 3 July 2026 at 10:00 to the Enforcement Authority’s Kouvola office, Vuorikatu 1, 45100 Kouvola, or by e-mail to kouvola.realisointi.uo@oikeus.fi.
If the highest bid is accepted, the buyer must immediately pay a deposit of 20 per cent of the purchase price to the Enforcement Authority’s official deposit account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the maker of the highest bid whose bid has been accepted. The maker of the highest bid must state on whose behalf the bid was made; otherwise the maker of the highest bid will be deemed the buyer. You will always be notified separately of acceptance or rejection of the bid.
If necessary, up to six weeks’ payment time may be granted for the remainder of the purchase price. Any payment period will be notified separately. If a payment period is granted, annual interest will be payable on the whole purchase price pursuant to section 3(2) of the Interest Act for the entire agreed payment period from the date of sale until the end of the payment period. If no payment period is used, the purchase price must be paid immediately after the acceptance of the bid.
If payment is not made within the prescribed time, the buyer must pay default interest on the whole purchase price pursuant to section 4(1) of the Interest Act until the purchase price is paid or a new sale has been executed.
The property is seized and will be sold by public sale conducted by the enforcement officer, following, where applicable, the general auction terms laid down in the Enforcement Code. The sales brochure is indicative and is not a comprehensive description of the lot. For example, there is no information on the actual condition of structures. Buyers are advised to familiarise themselves thoroughly with the lot, the sales brochure and the attached documents before making an offer. The buyer must make their own assessment of the condition of the building and any necessary repairs, taking into account at least their own inspection observations. Therefore, it is advisable to visit the lot.
Obligations and rights transferred to the buyer
Lahti Aqua Oy water and wastewater connection, KSS Energia Oy electricity connection. Transfer of the electricity connection requires that any outstanding charges are paid by the buyer. However, there were no arrears affecting the electricity connection as at 22 May 2026. The property also has a BLC Telecom fibre connection, which is, however, closed. The buyer may, if desired, make a new agreement with BLC Telecom.
The owner has been granted time to vacate until 31 July 2026. The property will be available for the buyer’s use from 1 August 2026.
The State has a right of first refusal in the sale of the property if acquisition of the property is necessary for national defence, border control or border security or for the monitoring or safeguarding of territorial integrity (Act on the State’s Right of Pre-emption in Certain Areas 29 March 2019/469). Persons outside the EU and EEA may acquire immovable property in the territory of the Finnish State only if a permit is granted (Act on the Permit Requirement for Certain Acquisitions of Immovable Property 29 March 2019/470). The buyer is responsible for obtaining any required permit and for obligations arising from it. More information is available on the Ministry of Defence website.
