Terms of Sale

The property is sold by competitive bidding in an online auction held on the website www.huutokaupat.com. Participation in the auction requires registration. The deadline for placing bids ends on 27 May 2026 at 18:00 or three minutes after the last accepted bid.


The enforcement authority is not responsible for the service provider’s system functioning. The highest bid is the one the service provider’s system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.


If it is not possible to submit a purchase bid via huutokaupat.com, a prospective buyer may submit a written purchase bid to the enforcement officer, which will be attached to the online auction as a maximum bid in the automatic increase system. The bid must be submitted no later than 25 May 2026 at 16:15 either by post to the Enforcement Authority, PL 1, 00067 Ulosottolaitos, by handing the written bid to the Oulu office counter at Torikatu 34–40, 2nd floor, 90100 Oulu (open weekdays 08:00–16:15), or by e-mail to oulu.realisointi.uo@oikeus.fi. The person submitting a written bid is responsible for ensuring the bid arrives by the deadline. A written bid is binding and is subject to the same terms as bids in the online auction. The written bid must be signed and must state the bidder’s contact details, the bid’s maximum amount and the huutokaupat.com item number to which the bid applies.


Bids placed in the online auction and written bids are binding. If an accepted bid is approved, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

Payment terms

Deposit

The buyer must immediately pay a deposit equal to 20 per cent of the purchase price into the Enforcement Authority’s designated account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the maker of the highest bid that has been accepted. The highest bidder must state on whose behalf the bid was made. Otherwise the highest bidder will be deemed to be the buyer.


Payment period

A payment period of up to six weeks may be granted for the remaining purchase price if necessary. The payment period must be agreed separately. If a payment period is used, annual interest under section 3(2) of the Interest Act is payable on the whole purchase price for the entire agreed period from the date of sale until the end of the payment period.


If no payment period is used, the purchase price must be paid without delay after the bid is accepted.


If payment is not made within the specified time, the buyer must pay default interest on the whole purchase price in accordance with section 4(1) of the Interest Act until the purchase price is paid or a new sale has been completed.


Encumbrances

Pledges on the sold property will lapse and registered charges will remain in place. A total of €120,000 in electronic mortgage deeds (2 pcs) has been registered on the real estate. The electronic mortgage deeds will be transferred to the buyer or the buyer’s designee unencumbered once ownership has transferred to the buyer. No mortgage debt will be transferred to the buyer.


Utilities and charges

In addition to the purchase price, the buyer must pay directly to the water and electricity companies any outstanding amounts that the service provider requires to transfer the connection. At the time of preparing the sales brochure the known arrears were:


- Oulainen Water Cooperative water connection: arrears €112.20 (17 April 2026).

- Elenia Oy electricity connection: arrears €552.33 (17 April 2026).


The amount of arrears may increase or decrease up to the time ownership transfers. Arrears are not paid from the purchase price.

The buyer is responsible for any fees payable in connection with the transfer of connection agreements.

The property has been seized and is sold by private sale arranged by the enforcement officer, observing, where applicable, the general auction terms laid down in the Enforcement Code.

Transfer tax is 3 per cent of the purchase price. The buyer is responsible for the transfer tax.

The property has been seized and is sold privately by the enforcement officer in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.
