Specific terms of sale

The lot will be sold by upward bidding in an online auction held on the www.huutokaupat.com website during 29 April 2026 - 24 May 2026. Participation in the auction requires registration. The bidding deadline ends at 18:00 or three minutes after the last accepted bid.

The Enforcement Authority is not responsible for the functionality of the service provider’s system. The highest bid is the one that the service provider’s system has recorded as highest. The enforcement officer will decide separately whether to accept or reject the highest bid. 

If it is not possible to submit purchase bids through the Huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as the maximum bid in accordance with the automatic increase. The written offer must be signed and must state the bidder’s contact details, the maximum offer amount and the Huutokaupat.com lot number to which the offer relates. A written purchase offer is binding and is subject to the same terms as the online auction. The offer must be submitted no later than 20 May 2026 at 12:00 to the Enforcement Authority’s Jyväskylä office, address Vapaudenkatu 54, 40100 Jyväskylä or by email to jyvaskyla.realisointi.uo@oikeus.fi. 

The enforcement authority reserves the right to end the sale or to extend the sales period.

Buyer’s obligation to compensate

Offers made in the online auction are binding. If an offer is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may lead to buyer’s liability for compensation under section 25, chapter 5 of the Enforcement Code.


Payment terms

The buyer must immediately pay a deposit of 20 per cent of the purchase price into the Enforcement Authority’s official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the maker of the highest accepted bid. The highest bidder must state on whose behalf the bid was made. Otherwise the highest bidder will be considered the buyer.


If necessary, up to six weeks’ payment time may be granted for the balance of the purchase price. The payment period will be notified separately. If payment time is granted, annual interest will be charged on the entire purchase price in accordance with section 3(2) of the Interest Act for the agreed payment period from the date of sale until the end of the payment period.  

If no payment time is granted, the purchase price must be paid immediately after acceptance of the offer.  


If payment is not made within the specified time, the buyer must pay default interest on the entire purchase price in accordance with section 4(1) of the Interest Act until the purchase price is paid or a new sale has taken place.


Obligations and rights transferred to the buyer

The buyer is responsible for any charges arising from the transfer of utility contracts. According to the notification of 22 April 2026 there are no outstanding arrears on the electricity or water-sewer connections to be transferred.


Encumbrances

Pledges affecting the sold property will lapse and mortgages will remain in force.  

Electronic mortgage deeds will be transferred to the buyer or to the buyer’s nominee.


Applying for title and paying transfer tax

The buyer must apply for title to the acquisition within six months of the date of the deed. The buyer must pay the transfer tax on their own initiative no later than when applying for title. The transfer tax is 3% of the purchase price.  

If the application for title is initiated by the enforcement officer at the buyer’s request in connection with the property transfer notification, the transfer tax declaration must be made and the transfer tax paid on the same day that the property transfer notification is sent.


Vacant possession

The property is immediately vacant.


Transfer of possession and ownership

The buyer obtains possession of the lot once the full purchase price has been paid. The buyer must not use the property in a way that diminishes its value before receiving the deed.

The buyer acquires ownership of the lot upon receipt of the deed. The deed will be handed over once the entire purchase price has been paid and the sale has become final.


Other information

The property is seized and will be sold by an unencumbered sale conducted by the enforcement officer, following as applicable the general auction terms set out in the Enforcement Code. The sales brochure is indicative and is not a comprehensive description of the lot.


Buyers are advised to carefully inspect the lot, the sales brochure and the attached documents before making an offer.


The State has a right of first refusal in the sale of the property if acquisition of the property is necessary for national defence, border control or border security, or for monitoring or securing territorial integrity (Act on the State’s right of first refusal in certain areas 29 March 2019/469).


Persons from outside the EU and EEA may only acquire real estate in the territory of Finland if a permit is granted (Act on the permit requirement for certain real estate acquisitions 29 March 2019/470). The buyer is responsible for obtaining the permit and any obligations arising from it. More information is available on the Ministry of Defence’s website.


Appeals

An enforcement appeal against the sale and any action related to or preceding the sale must be made within three weeks from the date of the sale. Information on how to appeal is attached to the sale decision.
