The City of Helsinki is selling the building at Mankelipolku 2 for residential use based on submitted offers.

The building is sold on Huutokaupat.com as an auction.

The buyer will be leased a ground area of approximately 2,713 m² under a long-term ground lease.

The building has been vacant for a long time. By submitting a bid, the bidder accepts the property’s condition as is.

Bidders must note that before the building can be taken into use, both the building services/systems and interior surfaces require extensive renovation.

Anyone participating in the auction must, before making a binding offer, inspect the property and the available documents and clarify the conditions and any restrictions related to the property’s use and purpose.

By submitting a bid the bidder undertakes that the purchase price shall be paid in full and that the deed of sale and ground lease agreement shall be signed no later than two months after the auction ends, unless otherwise agreed with the seller.

Residential building, floor area c. 200 m²

The residential building was completed in the early 1900s; the yard also includes an outbuilding. The main building is a single-storey wooden building with an attic. The structure is log-built with timber cladding on the façades. The roof is a gable roof covered with profiled sheet metal.

Outbuilding

There is also an outbuilding on the property, floor area c. 63 m². The outbuilding is not protected; demolition was recommended in the condition survey.

The area has not been re-measured and may differ significantly from areas measured according to current regulations.

Energy certificate

No statutorily required energy certificate.

Protection markings

The residential building is marked as protected with the sr-2 designation.

Culturally and environmentally valuable. The building or part of it may not be demolished. Repair works must respect the building’s characteristics and historical value.

Electricity

The building is connected to the electricity network. Main fuses are 3x25 A. The buildings for sale contain partial electrical installations that the buyer may, if desired, put into use. Commissioning must be carried out by an authorised electrician and the safety of the equipment must be verified by measurements before energising. Buyer’s responsibility.

Heating

The property is heated by electricity and wood.

The condition of wood-burning stoves and flues must be inspected and swept before use due to fire risk. Buyer’s responsibility.

Ventilation

Ventilation is natural (passive).

Water and sewer

The property is not connected to the Helsinki Region Environmental Services (HSY) water or sewer network. There is an outdoor decommissioned tank for potable water. Wastewater (grey water) is discharged to the ground and there is no approved treatment system. Wastewater cannot be used before modernisation.

The buyer is responsible for building and upgrading water and sewer systems so that they meet the wastewater regulation and building supervision requirements. Buyer’s responsibility.

Access

Access to the lease area is via Holmanmoisionpolku and Mankelipolku as indicated in the local plan by the marking ~pp/t, meaning an approximate area reserved for pedestrians and cyclists where driving to the property is permitted.

The tenant must agree on the repair, maintenance and costs of this access with other properties that use the same access.

Condition survey

A condition survey was carried out on 12 March 2025 and an asbestos and hazardous-materials survey on 17 March 2025.

The building is sold in its current condition. The buyer is responsible at their own cost for any works required to repair or demolish the building. The City is not liable for costs arising from repairing any defects nor for additional investigations related to any renovation project.

Zoning

The buyer will be leased the protected residential building of approximately 200 m² located on plot 91-412-1-1080 in zoning plan no. 11882, marked as protected sr-2, and an outbuilding of approx. 63 m².

The lease area is marked in the current zoning plan as (VL/k) local recreational area. When planning earthworks, contact the City Museum. The buildings are sold for residential use.

Any changes and repairs in this culturally and historically valuable protected site must always be negotiated with the City Museum.

Ground lease agreement

The lease area is approximately 2,713 m². The area will be leased under the terms of the draft ground lease agreement.

The proposed ground rent will be linked to the official cost-of-living index as specified in the draft ground lease agreement.
