The City of Helsinki is selling the building at Mankelipolku 2 for residential use by sealed bid.

The building is sold in an auction on Huutokaupat.com.

The buyer will be leased a plot of approximately 2,713 m² under a long-term ground lease agreement.

The building has been vacant for a long time. By submitting a bid, the bidder accepts the property in its current condition.

Before the building can be taken into use, both the building technology and systems and the interior surfaces require comprehensive renovation.

Anyone participating in the auction must, before making a binding offer, inspect the property and the available documents and clarify the requirements and any restrictions related to its use and intended purpose.

By submitting a bid, the bidder agrees that the purchase price must be paid in full and the deed of sale and ground lease signed no later than two months after the end of the auction, unless otherwise agreed with the seller.

Residential building sr-2

Residential building, floor area 200 m²

The residential building dates from the early 20th century and the yard also includes an outbuilding. The main building is single-storey with an attic and is a wooden log structure with timber cladding on the façades. The roof is a gable roof with profiled sheet metal covering.

Outbuilding

There is also an outbuilding on the property, floor area 63 m². The outbuilding is not protected; demolition was recommended in the condition survey.

Energy certificate

No energy certificate required by law.

Protection markings

The residential building is protected with the sr-2 designation.

Culturally and environmentally valuable. The building or part of it must not be demolished. Repair work must respect the building's characteristics and historic value.

Electricity

The building is connected to the electricity network. Main fuses: 3×25 A. The buildings for sale contain partial electrical installations which the buyer may choose to use. Any commissioning must be carried out by a authorised electrician and the safety of equipment must be verified by testing before switching on the power. Buyer’s responsibility.

Heating

The property is heated by electricity and wood.

The condition of wood-burning stoves and chimneys must be inspected and they must be swept before use due to fire risk. Buyer’s responsibility.

Ventilation

Ventilation is natural (gravity ventilation).

Water and sewage

The property is not connected to the Helsinki Region Environmental Services Authority (HSY) water or sewer network. There is an outdoor, decommissioned tank for potable water. Greywater is led into the ground and there is no approved treatment plant. Wastewater cannot be used before upgrading.

The buyer is responsible for constructing and upgrading the water and sewage systems so that they meet the waste water regulations and the requirements of building supervision. Buyer’s responsibility.

Access

The leased area is accessed via Holmanmoisionpolku and Mankelipolku on the site plan marking ~pp/t, which denotes an area approximately reserved for pedestrians and cyclists where access to the property by vehicle is permitted.

The tenant must agree with other property owners using the same access on repair, maintenance and upkeep of the access and the sharing of costs.

Condition survey

A property condition survey was carried out on 12 March 2025 and an asbestos and hazardous materials survey on 17 March 2025.

The building is sold as seen. The buyer is responsible, at their own cost, for any measures required to repair or demolish the building. The city is not responsible for costs arising from remedial work or any additional investigations needed for renovation projects.

Local detailed plan

The buyer will be leased the protected residential building of approximately 200 m² and the outbuilding of approximately 63 m² located on the plot 91-412-1-1080 in local plan no. 11882, marked as protected with sr-2 in the plan.

The lease area is designated (VL/k) neighbourhood recreational area in the current local plan. Contact the City Museum when planning earthworks. The buildings are sold for residential use.

Any alterations and repairs in a culturally and historically valuable protected site must always be discussed with the City Museum.

Ground lease

The lease area is approximately 2,713 m² and will be leased under the terms of the draft ground lease.

The offered ground rent will be linked to the official cost-of-living index as stated in the draft ground lease.
