Terms of Sale

The lot is sold by incremental bids in an online auction on www.huutokaupat.com. Participation requires registration. The deadline for submitting bids ends on 14 June 2026 at 18:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the service provider's system. The highest bid is the one the service provider's system has accepted as highest. The enforcement officer will decide separately whether to accept or reject the highest bid.


If it is not possible to submit purchase bids via Huutokaupat.com, a prospective buyer may submit a written purchase bid to the enforcement authority, which will be attached to the online auction as a maximum bid according to the automatic increment function. The written bid must be signed and must state the bidder's contact details, the maximum bid amount and the Huutokaupat.com lot number to which the bid applies. Payment terms

Deposit: The buyer must immediately pay a deposit equal to 20 per cent of the purchase price to the Enforcement Authority's official deposit account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the highest bidder whose bid has been accepted. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be regarded as the buyer.


Payment period: A payment period of up to six weeks may be granted if necessary. Any payment period will be notified separately. If a payment period is granted, annual interest will be charged on the full purchase price in accordance with section 3(2) of the Interest Act for the whole agreed period from the sale date until the payment period expires. If no payment period is granted, the purchase price must be paid immediately after acceptance. If payment is not made within the time limit, the buyer must pay default interest under section 4(1) of the Interest Act on the full purchase price until payment or a new sale is completed. The apartment was taken into the company’s possession for three years by a shareholders’ meeting decision on 23 May 2024.


The new owner has the right under the Companies Act on Housing to obtain possession of the apartment before the end of the possession period if the buyer pays the costs caused by taking the apartment into possession, any costs to the company for repairing the share apartment, unpaid service charges and those service-charge items that fall due for the shareholder during the possession period.


According to the property manager, the buyer’s liability is €3,427.60 as of 19 March 2026. At the time of transfer of control/ownership, the said arrears, costs and charges with late interest may be higher than stated above.


The above receivables remain payable by the new buyer and are not paid from the purchase price.


The tenancy is governed by the Act on Residential Leases. The tenancy may be terminated on the grounds provided in that Act, but not on the sole ground that the apartment has been sold by enforcement sale. However, the tenant’s right to keep the share apartment in their possession ends without notice at the latest when the company’s possession period ends, regardless of the agreed lease term.


Company loan shares charged to the apartment

In addition to the cash purchase price, the buyer will assume the company loan share charged to the apartment: €0 as of 19 March 2026.

Transfer tax

The buyer is obliged to pay transfer tax of 1.5%. The tax is calculated on the total of the purchase price and the buyer’s liabilities that transfer to the buyer, according to the date of transfer of ownership.
