Offers must be submitted by the stated deadline. The deadline for submitting offers ends at 20:00 or three minutes after the last accepted bid. Participation in the auction requires registration. By placing a bid via the huutokaupat.com service, the bidder accepts these terms of sale. The seller is not responsible for the operation of the service provider's system. The highest bid is the bid that the service provider's system has accepted as highest.

The seller reserves the right to accept or reject the highest bid.

Viewing the property

Before placing a bid, the bidder is obliged to inspect the property, documents and records. The bidder must check the property before bidding. The property is sold in the condition and with the fixtures as shown in the listing and at the time of sale. The bidder accepts the property as it is at the time of sale. The buyer cannot later refer to any matter that could have been observed during the prior inspection. By making an offer the bidder accepts the condition of the property as is.

Information provided by the seller

The seller is responsible for the accuracy and up-to-dateness of documents relating to the property. The seller warrants that they have given the buyer all information that the seller knows and which may be assumed to affect the sale.

Completion of the sale

The time and place for signing the deed of sale will be agreed separately with the buyer. Payment of the purchase price and transfer of shares will take place at the signing. After the sale, the buyer will receive the paper share certificate for the sold property. After the sale the buyer must apply to register ownership in the Housing Information System. The buyer shall submit the application for registration of ownership of the housing share and the original share certificate to the National Land Survey of Finland. The buyer is responsible for the registration of ownership and its handling fee. Liability for maintenance charges will transfer to the buyer from 1 May 2026.


Other costs

The buyer is responsible for any transfer tax in accordance with the applicable tax practice.


Withdrawal from the sale

If the sale does not proceed due to a reason attributable to the bidder, the seller has the right to receive an agreed standard compensation.
