How to submit bids

The lot will be sold by incremental bids in an online auction held on the www.huutokaupat.com website during 10 March–8 April 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 8 April 2026 at 15:00 or three minutes after the last accepted bid.


The Enforcement Authority is not responsible for the functionality of the service provider’s system. The highest bid is the one the service provider’s system has accepted as highest. The bailiff will separately decide whether to accept or reject the highest bid.


Bids placed in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the stated payment period. Failure to pay the offered purchase price may lead to buyer liability for compensation under section 25, chapter 5 of the Enforcement Code.


If it is not possible to submit purchase offers via the huutokaupat.com service, a prospective buyer may submit a written purchase offer to the enforcement authority, which will be attached to the online auction as a maximum bid in accordance with the automatic increment. The written offer must be signed and must include the bidder’s contact details, the maximum offer amount and the huutokaupat.com lot number to which the offer relates. A written purchase offer is binding and is subject to the same terms as the online auction. The offer must be submitted no later than 2 April 2026 at 12:00 to the mail box in the lobby of the Enforcement Authority’s Kotka office, address: Vuorikatu 5 C, 48100 Kotka, or by e‑mail to kouvola.realisointi.uo@oikeus.fi.


The enforcement authority reserves the right to end the sale or to extend the sale period.


Payment terms


Deposit

The buyer must immediately pay a deposit equal to 20 percent of the purchase price to the Enforcement Authority’s official account. The deposit cannot be paid by credit card. The Enforcement Authority will contact the maker of the highest bid once that bid has been accepted. The highest bidder must state on whose behalf the bid was made; otherwise the highest bidder will be considered the buyer.


Payment period

If the highest bid is accepted, time to pay the remaining purchase price may be granted, if necessary, until 29 April 2026. Any payment period will be notified separately. If a payment period is used, annual interest in accordance with section 3(2) of the Interest Act shall be payable on the whole purchase price for the agreed payment period from the date of sale until the end of the payment period.


If no payment period is granted, the purchase price must be paid immediately after acceptance of the bid.


If payment is not made within the prescribed time, the buyer must pay default interest on the whole purchase price in accordance with section 4(1) of the Interest Act until the purchase price is paid or a new sale is completed.

The State has a pre‑emptive right to purchase the property if acquisition is necessary to ensure national defence, border control or border security, or to safeguard territorial integrity, control or security (Act on the State’s pre‑emptive right in certain areas 29 March 2019/469).


Persons from outside the EU and EEA may acquire real estate in the territory of the State of Finland only if a permit is granted (Act on the permit requirement for certain real estate acquisitions 29 March 2019/470).
