Terms of Sale


The property will be sold in an online auction on the website www.huutokaupat.com from 1 April to 22 April 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 22 April 2026 at 18:00 (or 3 minutes after the last accepted bid).


The Enforcement Authority is not responsible for the service provider’s system. The highest bid is the bid that the service provider’s system has accepted as the highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability to compensate in accordance with Chapter 5, Section 25 of the Enforcement Code.


The enforcement authority reserves the right to end the sale or to extend the sale period.


The property is seized and is sold privately under the enforcement officer’s supervision in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.


Payment terms


The enforcement officer will notify the highest bidder whether the bid can be accepted. If the bid is accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s official account. Once the payment is visible on the official account, the enforcement officer will issue the sales decision, which will be delivered to the parties. The purchase price cannot be paid by credit card.


Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.


Payment period: If necessary, a payment period of up to six weeks from the sales decision may be granted for the remaining purchase price. In that case, annual interest is charged on the whole purchase price for the payment period from the sale date until the end of the payment period. The reference interest rate is currently 2.50%. If payment is not made within the granted payment period, default interest will be charged thereafter at the current rate of 9.50% per year.


Buyer’s liabilities


On transfer of ownership, the buyer must pay the transfer tax of 3% on their own initiative before applying for title and no later than six months from the signing of the contract. The buyer is responsible for title registration costs and the transfer tax.


The State has a pre-emption right in the sale of the property if acquisition of the property is necessary to ensure national defence, border control or border security, or to supervise or secure territorial integrity (Act on the State’s Pre-emption Right in Certain Areas 29.3.2019/469).


Certain foreign persons defined by law may acquire property in the territory of the State of Finland only if a permit for the acquisition has been granted (Act on the State’s Pre-emption Right in Certain Areas 29.3.2019/470).

A written bid is binding and the same conditions apply as in the online auction. The written bid must be signed and must include the bidder’s contact details, the maximum bid amount and the number of the object in the Huutokaupat.com service to which the bid applies.
