Terms of Sale

The property is sold in an online auction on the website www.huutokaupat.com during 24 March 2026–22 April 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 22 April 2026 at 18:00 (or 3 minutes after the last accepted bid).


The Enforcement Authority is not responsible for the service provider’s system. The highest bid is the bid that the service provider’s system has registered as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids submitted in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may lead to the buyer’s liability to pay damages under Chapter 5, Section 25 of the Enforcement Code.


If registration via the service is not possible, a written purchase offer can be submitted for the property. A written offer must be delivered by post or email so that it is received by the Enforcement Authority no later than 20 April 2026 at 12:00. A written offer may also be submitted in person to the Enforcement Authority’s Oulu office at Torikatu 34–40, Oulu, by the stated deadline. The office’s customer service is open on weekdays 08:00–16:15. A written purchase offer must state the bidder’s name, personal identity number / business ID and contact details. A written offer will be entered into the online auction as a maximum bid. The person submitting a written offer is responsible for ensuring that the offer arrives by the deadline. A written purchase offer is binding and is subject to the same conditions as the online auction.


The enforcement authority reserves the right to end the sale or to extend the sale period.


The asset is seized and sold privately under the enforcement officer’s arrangement in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms provided in the Enforcement Code.


Payment terms

The enforcement officer will inform the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s official account. Once the payment is visible on the account, the enforcement officer will issue the sale decision, which will be delivered to the parties. Payment by credit card is not accepted.


Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.


Payment period: If necessary, a payment period of up to six weeks from the sale decision may be granted for the remaining purchase price. Interest at the reference rate will be charged on the whole purchase price for the payment period from the sale date until the end of the payment period. The reference rate is currently 2.50%. If payment has not been made within the granted payment period, default interest will be charged thereafter, which is currently 9.50% per annum.


Buyer’s liabilities

The buyer must pay the transfer tax of three per cent in respect of the transfer of ownership of the property, on their own initiative, before applying for title registration and no later than six months from the date of the sale contract. The buyer is responsible for title registration costs and transfer tax.


The State has a pre-emptive right to acquire the property if acquisition is necessary for national defence, border control or border security, or to ensure territorial integrity (Act on the State’s Pre-emption Right in Certain Areas 29 March 2019/469).


Foreign persons defined in law have the right to acquire real estate on Finnish territory only if a permit is granted (Act on the State’s Pre-emption Right in Certain Areas 29 March 2019/470).

A written bid is binding and is subject to the same conditions as the online auction. The written bid must be signed and must state the bidder’s contact details, the bid’s maximum amount and the number of the object in the Huutokaupat.com service to which the bid relates.
