Terms of sale

The seller reserves the right to accept or reject the highest offer. If the highest bidder withdraws, the City of Helsinki may consider offering the property to the second highest bidder at that bidder's highest offered price.

The item is sold as a transaction between users. Huutokaupat.com is not a party to the sale.

The item is sold as seen and with the equipment shown in the announcement and at the time of sale. Participants in the auction must inspect the property and documents themselves before making a binding offer. The buyer may not subsequently rely on any matter that could have been observed during a prior inspection or from the documents. By submitting an offer, the bidder accepts the condition of the property as is.

The buyer has no right of exchange or return. No warranty is given for the item. Descriptions in the announcement are only the seller's assessments of the property.

Bidders agree that their contact details may be disclosed by Huutokaupat.com to the advertiser to enable the sale decision and related notifications.

The seller's deed of sale will be used in the transaction. Ownership and possession of the property transfer to the buyer upon signing the deed. The signing date will be agreed with the buyer after the separate sales decision made by the City of Helsinki has become final (approximately 21 days). The purchase price must be paid at the latest at the signing meeting, where a receipt for payment is typically presented. The buyer is responsible for the transfer tax.

Bidding period

6 March 2026 – 4 May 2026

The bidding period starts on 6 March 2026 and ends on 4 May 2026 at 13:00 or 3 minutes after the last accepted bid. Bids are made in the Huutokaupat.com service by the stated time.

Participation in the auction is also possible by submitting a written binding offer to the seller's representative by 30 April 2026 at 10:00. Arrangements to submit a written offer must be agreed in advance with the seller's representative. All offers will be recorded publically on the property's announcement. A written purchase offer is binding and is subject to the same conditions as the online auction. Buyers undertake to record all offers in the system.

The written purchase offer must be signed and must state the bidder's contact details, the maximum amount of the offer and the Huutokaupat.com item number to which the offer relates.

The Urban Environment Division is not responsible for the functionality of the service provider's system. The highest bid is the bid that the service provider's system has accepted as the highest.

Online bids are binding. If an offer is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period.

The City of Helsinki, Urban Environment Division, reserves the right to suspend the auction or to extend the sales period.

Offers

The City of Helsinki, Urban Environment Division, reserves the right to request additional information and clarifications from the bidder and to reject all offers. All bidders will be informed of the buyer selection.

Conditions for acceptance of an offer

Acceptance of an offer requires that the buyer has no adverse credit marks and that neither the buyer, the buyer's owner entity nor any party exercising control over the buyer is subject to sanctions imposed by the European Union or the United Nations. By making an offer, the buyer confirms that these conditions are met.

Final acceptance of an offer also requires a separate sales decision by the competent official or body of the City of Helsinki.

Inspecting the property

By submitting a bid, the bidder accepts the condition of the property as is.

Withdrawal from a bid

If a bidder withdraws from an accepted bid, they must compensate the seller for costs incurred from the failed auction equal to 4% of the accepted bid price.

If the highest bidder withdraws and the City of Helsinki offers the property to the second highest bidder, and the second highest bidder withdraws after the sales decision, a cancellation fee equal to 4% of the accepted bid price will be charged.

Concluding the sale

The purchase price must be paid in full and the deed signed within two months of the end of the auction, unless otherwise agreed with the seller.
