The property will be sold in an online auction with automatic increments on the website www.huutokaupat.com between 1–28 April 2026. Participation in the auction requires registration. The deadline for submitting bids ends on 28 April 2026 at 13:00 (or 3 minutes after the last accepted bid).

The Enforcement Authority is not responsible for the service provider’s system functionality. The highest bid is the bid the service provider’s system has accepted as highest. The enforcement officer decides whether to accept or reject the highest bid. Bids made in the online auction are binding. If a bid is accepted, the bidder is obliged to pay the offered purchase price within the agreed payment period. Failure to pay the offered purchase price may result in the buyer’s liability for compensation under Chapter 5, Section 25 of the Enforcement Code.

The enforcement authority reserves the right to end the sale or to extend the sale period.

The property has been seized and is sold under the enforcement officer’s supervision in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms set out in the Enforcement Code.

Payment terms

The enforcement officer will notify the highest bidder whether the bid can be accepted. If the bid can be accepted, the buyer must pay the full purchase price by bank transfer to the Enforcement Authority’s official account. Once the payment appears on the official account, the enforcement officer will issue the sale decision to the parties. Payment of the purchase price by credit card is not possible.

Deposit: If the full purchase price is not paid immediately, the buyer must pay a deposit of 20% of the purchase price immediately.

Payment period: If necessary, a payment period of up to six weeks from the sale decision may be granted for the remaining purchase price. In that case interest is charged annually on the full purchase price for the whole payment period from the sale date until the payment deadline. The reference interest rate is currently 2.50%. If payment is not made within the granted payment period, annual default interest will be charged thereafter; this is currently 9.50%.

Obligations transferred to the buyer

On transfer of ownership of the property the buyer must pay the transfer tax of three per cent on their own initiative before applying for title registration and no later than six months from the date of the deed of sale. The buyer is responsible for the costs of title registration and transfer tax.

The State has a pre-emptive right to acquire the property if acquisition is necessary to ensure national defence, border control or border security or to safeguard territorial integrity (Act on the State’s Pre-emptive Right in Certain Areas 29 March 2019/469).

Certain foreign persons may only acquire real estate in the territory of the State of Finland if permission is granted (Act on the State’s Pre-emptive Right in Certain Areas 29 March 2019/470).

If it is not possible to submit a bid via the Huutokaupat.com service, a prospective buyer may submit a written bid to the enforcement officer. The bid will be entered in the online auction as a maximum bid according to the automatic increment system. The bid must be submitted in writing to the Enforcement Authority no later than 27 April 2026 at 12:00 to the address: Utsökningsverket / Kemi verksamhetsställe, Valtakatu 28, 4krs., 94100 Kemi. A written bid is binding and the same conditions as in the online auction apply. The written bid must be signed and must state the bidder’s contact details, the maximum amount of the bid and the number of the object on the Huutokaupat.com service to which the bid relates.

The property has been seized and is sold by private sale under the enforcement officer’s supervision in accordance with Chapter 5, Section 76 of the Enforcement Code and, where applicable, the general auction terms of the Enforcement Code.
