The Municipality of Kuusamo is selling a parcel in the village of Käylä in North Kuusamo, located at Rinneahontie 3, on which Käylä School is situated.

Käylä is a lively village centre in the North Kuusamo area with a strong sense of community and a tradition of volunteer work. There are hundreds of holiday homes in the surrounding area. Käylä has a church, a grocery store, fuel distribution and Korpihovi, which acts as a versatile centre for hobby groups and events. By car it is about 15 minutes to Ruka and about 30 minutes to Kuusamo town centre.

The school building is partly two-storey and the parcel to be partitioned includes the school's parking and sports areas. Play and exercise equipment on the schoolyard will be removed in early summer 2026 and are not included in the sale.

The building was completed in 1991 and extended in 1992. Refurbishments based on a condition survey were carried out in 2015–2016.

The school ceased operations on the premises in spring 2025.

Viewings

Viewings are arranged through the contact persons.

Independent visits to the property are not permitted. The buyer is aware that the parcel area is an estimate and the final area will be determined in the partitioning procedure.

The parcel will receive a share of the parent property's common water areas proportional to its area.

The descriptions in the advertisement are only the seller's estimates of the property. The property is sold as seen in the advertisement and at the time of sale. Moveable property is not included in the sale.

Before making an offer, the buyer has a duty to inspect the property, documents and records. By submitting an offer the buyer accepts the property's condition as is. The buyer may not later claim a matter that could have been observed during a prior inspection. The buyer does not have the right to exchange or return. No warranty is given for the property. The buyer should study the property and the provided material carefully.

It is the buyer's responsibility to apply for any necessary change of use of the building (deviation and building permits). All repair costs are the responsibility of the buyer.

As seller, the municipality does not pay property tax for the property and its buildings. Property tax liability passes to the new owner.

Seller's information

The seller warrants having provided the buyer with all information that the seller knows and that can be expected to affect the sale.

Submitting offers

Offers must be submitted via the auction service Huutokaupat.com to the sales item's bidding competition by 29 April 2026 at 14:00, or until three minutes after the last accepted bid.

Offers submitted otherwise or after the above deadline will be rejected.

Sales terms

Kuusamo town, as seller, reserves the right to accept or reject the highest bid. The highest bid is the one the service provider's system has accepted as the highest.

Bidders consent to their contact details being shared by Huutokaupat.com with the seller to enable notification of the sales decision.

Conclusion of the sale

The final sale may be carried out in writing with the confirmation of a certifier or electronically via the National Land Survey's property transaction service.

The sale must be made in the form prescribed by the Land Code. The signing date of the deed will be agreed with the buyer once the town's sales decision has become legally valid (approximately one month).

Possession of the property transfers to the buyer upon signing the deed.

Withdrawal from the sale

A party that refuses to complete the sale must, under the Land Code, compensate the other party for reasonable costs incurred from advertising, property viewing and other necessary actions related to the sale.

Other costs

The buyer is responsible for the parcel partitioning costs as well as the certifier's fee/transaction service charge, the title registration fee and the transfer tax.
